I'd like to welcome everyone to the February 24th meeting of the Trumbull Housing Authority. If you'll join me in the Pledge of Allegiance, please. I pledge allegiance to the flag of the United States of America and to the republic for which it stands, one nation under God, indivisible, with liberty and justice for all. I just want you to know how difficult that is because you're echoing back to me and it's a delay and I'm like I'm forgetting the words. Okay. Um is our is our person in the waiting room? We've got a couple. Plet's in the waiting room. >> Plet is there. I've uh asked her to be a panelist and she's coming in now. Okay, thank you. All right, she's on. Okay, so we need approval of the minutes of January 27th. Uh they

were attached to your agenda and on the website. Uh if anybody would like to make the motion to accept the minutes. Sarah will. >> Thank you. And a second. Sorry. So moved. >> Okay. Thank you. Any additions, deletions, corrections on the minutes? >> No. >> Hearing none, I will ask for a vote by unanimous consent to approve the minutes. Sure. >> Okay. So, >> Kathy, can you go back to roll call? I could do that. Barbara, could you do the roll call? >> Kathy Mcanon, >> I am here. >> Laurel Anderson >> here. >> Morin Bova. >> Sarah Flecker >> here. >> And Charlene is not available. >> Correct. Okay. All right. So, do we have a um we don't have a director of finance report and we don't have Jason here. Um congregate manager

>> I'm sorry >> that's okay. Uh thank you. Um there it is. Sorry. Um good evening and welcome to winter I guess. Um, currently we have 34 units occupied and two unoccupied. The two vacant apartments are both on the first floor, one F and one P. Maintenance is working on them extremely dedicated in between blizzards. Uh, we anticipate that they will be ready by the end of next week. Our weight list stands at 15 and has many very interested applicants on it. In February, we celebrated President's Month very quietly with the residents enjoying cherry pie to honor George Washington and later in the month, almond cake, the favorite dessert apparently of Abraham Lincoln. February attendance meeting will be this Friday at 1 issues. Any questions? >> We missed after your almond dessert, you cut out.

Oh, I all I had left was our February tenants meeting will be this Friday at 1 and I'm looking forward to a very lively group of tenants ready to discuss issues. >> Okay. Is that good or bad? >> Uh, it could go either way. I'm hoping for both. >> Okay. All right. Uh, resident service court. Anybody have questions for Ann? Okay. Please say you're up. Okay, good evening everyone. Um, I just wanted to say the um, some of the um, events had to be cancelled due to inclement weather and the extreme cold. Um, so the paint and sip has going to be rescheduled till March or April. Um, and um, we have one for tomorrow um, from the National Institute of Health on um, superfoods for um, healthy heart. um that's going to be rescheduled

for the end of March and hopefully the residents will be able to attend. Uh there was a Valentine's Day get together, a pre Valentine's Day get together on the 13th of February and that went well. The residents seem to be very happy about that. Um I like I said the National Institute of Health will be presenting the end of March on healthy eating uh superfoods for healthy heart. Um also um starting March 1st there's going to be a change in uh all of the SNAP beneficiaries dates the loading dates for their SNAP benefits. Um some of them will have different dates. Um this information was shared with the residents. Um they received flyers. Um and they also received individual letters from the department of social services and brought them to me so that I could

explain them to them um clearly and um that starts on March 1st and it's based on the number on their EBT card. So um if they have any issues, I'm sure they'll come to me about it. Um, April will be focusing on um, inhome services as we have a lot of people that are aging in place but are resistant to inhome services. So, what I'm trying to do is to um to explain them thoroughly to the um to the tenants so that they know that it's not taking away their independence but making sure that they're still independent. Um, and it will also focus on Connecticut medical leave because now under the Connecticut medical leave, a family member can serve as a caregiver. Like if a resident, I say resident, tenant uh has like a surgery

or something like that and needs a family caregiver, Connecticut Medical Leave will pay up to 12 weeks uh for that caregiver to care for their loved one. um even though even though they're an aged person, they're not um a child or under adoption under the adoption rule. So that's going to be explained to the residents. Um lastly, the Medicare Advantage plans um for this year have changed their prescription drug coverage where a number of uh Medicare beneficiaries are now having to pay co-pays for medication that they they originally had a zero co-pay on. So, those that are on the um LIS um also known as lowinccome subsidy or extra help now are going to have to pay $510 to $12.65 as co-pays for their medication. So, that might have um a negative impact on some

of our tenants. Um so, we have to see what um can be done about that. Um there are a couple of medication assistance programs, but um they may not be lower than the the extra help co-pays. So it may hit some of our residents that are taking a lot of medications. >> Wow. >> So um that's pretty much my report. Does anyone have any questions? Okay. Thank you. >> Okay. Property manager. Poor Jackie. Hi, I'm alive. No. Um, okay. So, I'll start off. Our um >> our occupied um units are at 176. We have 10 that are unoccupied. Um out of the 10, we have five that are ready um and going. So, we've had interviews here and there, but we've had to whether move them to the bottom of the list, have second interviews

that are still pending due to the storm. And um then some have just withdrawn because it isn't what they thought or they do not qualify. Um so, we're moving down the weight list. Um I think last time we were at um high 90 if I'm mistaken. Now we're at 83 um for our weight list. So, we still have plenty of applications to go through. Um, so I'm not worried. We have about 20 to 25 that are still pending with documents already inhouse. So, that's a good thing because we're not waiting for anything else. We'll just be able to go ahead and interview and then get updated information. Um, work orders for this month. >> Can I stop you for one minute? You have 10 unoccupied and how many are ready? >> Five. >> Okay. The

only reason I ask is because I got a call from somebody the other day who said that they had heard that we had 20 to 25 empty apartments at Stern Village and weren't filling them. And I had to go back to the minutes from the last meeting and your report to give them the correct information. But it's >> it's going around the senior center that there's like 20 or 25 apartments that should be available and aren't. So I just want to get back to them and give them this information. >> Yeah. No. So absolutely. Last time we were at 11. We housed someone in February. Um so that makes us at 10. But in addition to that, we were at four last. Well, we were at four and then we gained another one because um

the contractor just finished another unit. So, now we're at five units that are ready. >> Okay. >> Um but like I said, there has been such a a pause on our interview process, you know, trying to get them to come and say yes or for our second interview, we've had to reschedule and things of that nature. So, yeah, we only have five that are ready. >> Okay. No, that's You only have five unoccupied then, right? >> Yes. And then three of those are on the contractor and then two are for our guys to finish which they're already almost finished with one of them. Um they just have to put appliances in appliances in and clean it. And then the second one they have to paint the bathroom and then clean up the unit so that

way I can show it. So we should be at seven by the end of this month maybe. Um >> yeah. Trying to get there. Trying to get there. >> Yeah. Hopefully hopefully we'll have a better turnaround with those that we'll interview in the next couple of weeks. >> Okay. I interrupted you on work orders. >> No, you're fine. Yep. Uhhuh. So, um work orders for the month. We had um 41 that were completed and 12 remain uncompleted. I only ran it for the month because I think I give you guys big numbers all the time. So, this time it's just a small number. Um, like I mentioned, we had one person join our family. We had a lease signing on the 13th. Um, and she's super duper happy about her unit. Um, the contractor has

the three to finish and uh, one of them is almost finished and he's just waiting for cabinets to be delivered. They unfortunately sent him the wrong cabinet size that they needed. Um, so he's just waiting for that to come back and then that unit will be done which will mean we'll have six. Um, and then we did get a a VA uh what notice to vacate um earlier in the week. Um, so we will have a move out at the end of March. Um, and that's a unit that's going to need a little bit of work. It hasn't been touched at all since uh Stern was built. So, a couple update Yeah, a couple updates might need to happen. Maybe new flooring. The cabinets are in superb shape um which I think that our guys

would be able to handle. Um but they are still in the tub phase and then their floors are a little weirded out um just based off of the last inspection that I had um back in October. So, with that, we'll see what happens when the move out happens and then we'll plan from there. Um, and then I think the rest of my uh report is for our old business stuff. So, would you like me to wait? >> Yeah, that that would be fine. Um, okay. Can we >> questions about my report? Well, I I was a little concerned about our guys and the snow with this. >> Yeah, we're gonna talk about that, too, because I have some um I did some uh digging on like snow removal equipment. I have ranges right now, but

I'm waiting for callbacks on, you know, what um like bobcats or skid skid steerers, I think they're called, um what that would look like. But I know there's a big range. It could start from anywhere from 15,000, but if we get all the nicks and, you know, tricks and things that it might be able to do, we'll be spending at least 40. Um, so it kind of depends. I have three people that are going to call me back tomorrow. If not, then I will hum hunt them down to make sure that we get some answers. >> Okay. And we can pick up on that down in the old business um >> section. Um Okay. Uh, treasurer, >> I'd like to say I'm now on the meeting with audio. >> Well, >> I wasn't before. >>

Oh, no. >> Well, please. You don't know what I had to do to go through this. >> Yeah, >> I finally know. Okay, so the financial report. >> Oh, okay. Right in time. Okay. For the seventh month period ended January 31, 2026, the authority had an operating gain before capital activity and depreciation of $165,337 of which 132,725 is attributable to Stern Village and 32,612 to the congregate for Stern Village operating. ing results exceeded budgeted gain by approximately $30,000 due to ongoing maintenance savings. However, snow removal cost have offset most of these savings for the year. Despite these cost, expenses are expected to stay within budgeted amounts overall. In addition, management expects to finish the year with stronger revenues as occupancy increases. For congregate, the operating gain exceeded budget by $25,000 once again this month. There

were no significant changes to operating results from the prior period other than maintenance contracts increase due to lighting repair. Maintenance is still likely to come under budget for the year. You have the tenant accounts receivable uh below or right and I read it on the other one. Okay. Well, securities and deposits for us is $962,313. Uh if you look at it, you can see that the cash flow is uh beginning and ending. congregate 13304 rents, subsidies, transfers, and you have it all there. Villages at cash management levels, but has 187,380 in board commitments still to expend, and it's anticipated that funds will be borrowed from the reserve by March. congregate in turn will make a deposit to its reserve by March as well. >> Thank you. Questions? Um well, we don't have Jason here. >>

Hey, is Jason here? >> No, he's not he's not here. >> I do have a couple of questions, Kathy. And um I don't know, some somebody might be able to answer it. Um on the first page, the third paragraph, um it it mentions no significant changes other than maintenance contract increase due to lighting repair. >> Yeah. >> Um we have a maintenance contract for lighting repair. >> Not as far as I know, but we did have the Jackie. Was the lighting repaired in the congregate? >> Yes. Strap more. Yes. Strathmore. Yeah. >> Okay. Is that Is that a contract? >> No, I think it's just a >> That's just a bill a invoice that they came um That's not a contract. No. >> Okay. So, the word contract needs to come out of there cuz

I was very confused. >> I was just saying contract in place >> other than maintenance and >> Okay. Other question I have is under congregate >> we have a rather substantial amount of money from one tenant. >> I think that's I think that's being taken care of if not today >> this week. >> Tomorrow. Okay. >> Yes. >> Okay. Thank you. >> Uhhuh. >> Anyone else? Anyone else? Okay, we'll move to our executive director report. >> Okay, most of my um report is coming from the old and same thing like what um Jackie said and from the from the old business and I have something in reference to the new business. But um I have learned today that the the tra um the tractors the tires are bald and when they try to um to

plow yesterday um they were slipping and sliding and getting caught up in ditches. So right now they need new tires on the tractors. Um so Antonio who is the landscaper for us, he is um willing to help us to get these new tires because he goes to the same person for him to get new tires when the tires are bald. So that's another thing. And then the um the truck got into a ditch and so I had to call um Buds Towing to get it out the ditch and there may be possible repair like the muffler needs to be fixed um on the truck. So there's an appointment for Friday at 7:30 uh for the truck to get fixed um to see what happened when that truck got um stuck in the ditch. Um, >>

is this all related to the snow? >> Yes. Yes. Uhhuh. Reference to the blizzard. That's correct. And um they were finished um I received a phone call from um from Anton last night. Um he was um finished doing everything including um a um um Antonio around 12:30, 1:00 this morning with the snow. cleaning because of the volume of it was so much snow and it started to harden and everything else. So it um I received this phone call in the morning that they were all going home. >> Was this Sunday night into Monday morning, Colette? >> That's correct. It was um >> It wasn't last night. Yeah. Okay. >> Wait a minute. Wait a minute. So today? No, it was Tuesday morning. Tuesday morning. He called me Tuesday morning. Okay, Paul, I was sent a

photo of the parking lots. >> I don't know when it was taken. I'm not sure if it was this morning. Were they there today cleaning out the parking lots? >> That's correct. They were. Yes. >> Okay. Yes. >> So, cars are dug out or the tenants responsible for digging out their car? I don't know how it how it works. Well, the thing is if the tenants need help, the guys will help them. Um because this the snow is rather dense, so we don't want any of the tenants to hurt themselves or even for the um get a heart attack by doing it. So, um the the guys will help them get themselves out, but the parking lot has is is done. >> I will add to that, Pette. I wasn't here, but I came home

last night today and my grandsons had done my car. Evidently snowed in one all part of my car the way the wind blew. I went to go do it and stepped in and thank God Anton was coming out of the maintenance. I got one foot in and if I put the other foot down, I couldn't get my other foot out. So, he did come over to help me get out of the snowbank that I was in going to that side of my car. And um he did help clear one side. What he did was take that back snow out so I could walk around to the other side, get in the car, back it up, and then he does it. >> That's what I think they are waiting to do. They were cleaning the backs

of the car. so they could pull out. You understand? Yeah. They But let me tell you, there are so many cars here. >> Yeah. >> They all expected it to be done at the same time. I think >> by 2:00 this afternoon. >> Mhm. >> It was still not cleared. >> You mean the backs of the cars? Oh, I mean the whole area in front of the the community community where your office at the offices are. >> Yeah. >> Um that's what ended up on Facebook. >> Well, I be perfectly honest with you. I went out to do my laundry and I uh happened to take a walk around and they were working down there. They had their machines down there. I don't know where they started from. I think they murder started from here

in front of the congregate and that part of it because people were out trying to clear their cars. >> I know some of them are going out and coming back, >> right? >> I mean, I will defend them on that. They're working. They had that big whatever they call it, Jackie, that thing that Fernando drives and gets all that snow out. Yeah, >> listen. I said with the number of public works people we have and the number of plows and the back hose and the pickup trucks with the plows and our parts people I'm amazed at at how much they got done. But my road which is normally done five or six times in a snow didn't get done. >> Parks did a great the trumble roads are great. I was add another thing. Those

plows go up and down. They did a fantastic job. I don't know what the problem is here except lack of men. >> Well, I think it's it's lack of people and it's the fact that there are so many cars in the parking lots and you can't >> Where are you going to plow the snow, you know, but um I I'm hoping that >> it's clearer than the picture that was sent to me this morning. >> Yeah. Well, I mean it >> it was sent anonymously, Moren. It's It's you know >> Yeah. It And I I'll be honest with you. When I came home last night, it was not a pretty picture. I was wondering how they were going to do it. Even with uh Antonio's landscaping. >> Yeah. >> But no, last night was >>

last night it was horrible. I have to say today it's today it was better. But I don't know about the cars, you know. I I I just went outside. They're all cleared here in front. I didn't look down there. >> Okay. >> I I can only give them a little credit for doing what they did. Um I you know, you've got miles of sidewalks there. >> Yeah. And they're all clear. >> Town hadn't touched the sidewalks yet. So um you know, people just have to be patient and have to realize that um it takes a while to clear away that amount of snow. I said, >> but I can tell you the sidewalks are clear. I'm going to be taking the cover off my pool while looking at a mountain of snow that's next to

my driveway because I had nowhere else to put it. But okay, so Antonio's was there Sunday night and >> Monday and Tuesday >> or just our guys work today? >> I don't know whether they were here today or not. They were probably here yesterday, but I didn't get home until last night. Antonio is coming today at five o'clock. He's going to drop off the rest of the salt and so he's coming tonight and if he needs to do any additional plowing, he will. >> Okay. Okay. No, that was a that was just a crazy storm. >> Um Okay. All right. Congregate kitchen appliances. Do we have anything on on what we're doing with those? >> I'm just waiting for um one um proposal from Urada. I have two. So, I'm just waiting for one more.

Hopefully, I will receive it um tomorrow by end of this week. Um it's not that she gave me um one was 6,200 in that ballpark. The other one was close to $11,000. Okay. Um, so the thing is the first person she actually deals with all the time and she has a good rapport and he's going to give her a discount. So, um, she's leaning towards that um that person um because she deals with them a lot, but I'm still waiting for one more as a a blanket that she needs to get three. So, I probably get it by the end of this week and then she'll um ex she would definitely go with the first choice um the person that she does business with all the time. >> And are these stores or what? >>

Excuse me. >> Are these different stores or >> No, they distributors. It's it's called a um it's distributor she deals with. It's not like a um Lowe's or Home Depot. No, it's a commercial store. >> Okay. >> And what are we replacing in the kitchen? >> You replacing the fridge, the freezer, and the ice maker. >> All three for 6,200. >> Yes, because the guy's giving her a discount because she has dealt with him for many years and she's been in this industry for many years. So, um, and yes, he's giving her a discount, right? >> Well, let's see what that third proposal comes in at, you know. >> Okay. See where they're at. Yeah. But um if she's comfortable with with this supplier >> and that they're quality, you know, >> products. Yeah, >>

I think she has dealt with them before because working in nursing homes um she has dealt with them before. So she she's aware of the quality of his um equipment. >> Do we know how old our refrigerator, freezer, and ice maker are? >> Uh extremely old. Um what's happening with the fridge? It's leaking water. um last time it le um the freezer is defrosting the food. So therefore you can't refreeze it because it will cause a problem. Um you can't give the rest um food that you is frozen and re you know put it in the freezer again. So we're losing money that way. So that's why I I explained to you Rada, she really has to work on this fast because um we're losing money because we can't use the food that is could

be, you know, it's frozen and then it's throw it out, then it's frozen again. We can't use food like that. So we lose the money. So I asked her to if she can uh expedite the process. That'd be great. >> Well, is this the same freezer we discussed a couple of years ago where they were putting Freon in and it wasn't holding the Freon? >> That's correct. Yep. >> I was a little confused about who was paying for this. It almost sounded like it was coming out of her money. >> No, it's not coming out of the congregate's money. It's not coming out of her money. That's we need your money. No. >> What? >> It's coming out of the congregate's money. >> Yes. >> Yeah. Okay. Has Jason said what bucket this can come

out of? >> Um I spoke with Jason and he said that um the money is there to take the money out to um to replace the appliances. Yes. >> And what are the rest of the appliances like in the kitchen? >> Well, the um the stove top and the oven is quite old just like the other appliances there. Um, so if I'm not mistaken, I think that um she said that the she has like a small stove there and she did said that that's on his last leg as well. >> But I have to I have to speak to her reference to that. >> Well, let's see if we can get not that we're going to replace it right now, but instead of waiting until they're dying like like the ones are now, let's quote

and >> be ready. >> Uhhuh. >> How about the dishwasher? Um the dishwash is is is doing all right. As long as we have Eco Lab to be on top of things um with the dishwasher, we're okay with that. That's no problem. >> Okay, >> Kathy. As soon as we get the quotes, as soon as we get the information on the units that your auto wants, we need to schedule like immediately a a special a special um >> Yeah. Especially for the freezer. take take a vote. It's clearly at either six or $11,000. It's way over budget. >> Yeah. 62. I'll go. >> But we should be able to I mean, if if at all possible, what do you got? A two-day a two-day window for posting. >> Um yeah, 48 hours. >> Can Can

we approve up to a certain amount today? You know, up to 7,000 or something? to cover the lowest. Jackie, you're muted. >> Oh, my bad. I said maybe not to exceed 7,000, right? Yeah. >> I just >> And if it does, we'll have another meeting, but >> Right. Yeah. The quotes were kind of all over like Pette said, but she did describe uh the one vendor that she's been dealing with, so she thinks that she can get it in that ballpark. I'm going to assume another quote may fall in between the 62 and the 11. >> So if we want >> just trying to save time and >> Yeah. No, I agree with you. I'm going through my head here. How do we approve? But we could approve an amount not to exceed and that

way as soon as that other quote comes in, she can make the arrangements to >> Exactly. >> to to deal with someone. Do we want to do that? >> I think so. make a motion to >> approve an amount not to exceed $7,000. >> Thought that's a good idea. >> And if it does, >> okay, >> you know, I'm thinking 6,200 might not include delivery and taxes and so on. >> Well, that's what I was thinking. And it may come over 7,000. I'm going to hold it up if it's like 500 over 7,000 >> 7500. >> I'm sorry. >> And I do have I do have to ask her would they haul away the ice maker in the refrigerator and also the freezer that's there and and what's the cost of that? So I would

definitely ask her that as well. >> Well then maybe we'll have to wait and >> call the numbers. Yeah. Okay. and have >> as soon as she has that third quote, >> let us let us know. >> Okay. >> I I don't have my um charter handy. It may be for an emergency meeting would be would be 24 hours, I think. >> So, we could probably call it an emergency meeting of the commission and uh and have a 24-hour notice. Mhm. >> Just let us know as soon as we've got a number. >> Okay. No problem. Okay. >> All right. Thank you. >> Okay. >> Anything else on the appliances? Anybody? >> No. >> Okay. Uh, gutter quotes. Jackie, I'm turning back to you. Right. >> Yeah. So, um, I was able to get some

of the questions answered that was forwarded over to me. I know that, um, the quotes, uh, came in pretty much the same. There was a couple of vendors that I well there was one vendor that I didn't really hear back from. We were playing phone tag, so I didn't get it in time for this meeting um to see what the changes were or to see if they were even doing some of the stuff that the first quote was um quoting us on like the flushing and the underground stuff. Um the first quote that I did send over though, they seem to be the most promising and um willing to do it. I did have an extensive conversation with uh the vendor today and they mentioned >> Jackie stop for a minute. I don't know if

anybody else is getting it but I'm getting feedback from somewhere background noise or whatever. Could I just ask people to mute if you're not speaking because I I'm it's so garbled. If you could all mute that would be every time every Kathy it's Ann. So every time you talk Ann's uh box goes clear. So Ann, you have to mute yourself. Okay. >> Or Bill, can you mute everybody? >> Mute them all, Bill. >> Um, okay. So, >> um, the first vendor that I spoke to, they were the most promising. and they actually mentioned that um they would be willing to come out and do our if they were chosen to come out and whether the first week excuse me last week of May or first week of July. So then thought because we don't have

it in the budget for this year, we can plan it for the budget for next year and it would be a little bit better if we waited for the first week of July >> only because um they're asking, you know, well, their option was both us only or us and the congregate. And those quotes that I sent earlier today, those were the ones that were identified and the ones that gave me the most feedback, walk me through their process, um, also are doing the flushing that, um, you know, the they had the most detailed and their quote. Um, so I kind of liked I kind of like them the best. Um, the other two, the second one was at the price, no taxes, but there was no flushing involved because he's never done it before.

>> Okay. >> And I think, >> yeah, he's given us the quote for the gutters at the congregate to redo them and stuff like that. He was one of the ones that submitted for it, but his feedback was more so like um he walked around and he saw what he saw and he gave us the quote. Okay. I think you know what? We can't do anything with the gutters right now anyway because they're full of snow and ice. So >> maybe by the next meeting we'll have a comparison of three quotes and >> can go from there. >> Right. Yeah. So I made it known that because the other quote um didn't give me the flushing portion um he would remain the same that second person that I'm talking about that he identified unit numbers

in his quote. Um, and then the last one was they just didn't respond to me in time. So, I don't know if they'll be able to do the flushing like the first quote or not. Um, but I'm willing to give them a call again to see if they can um give me something. If not, then I'll I'll work on a third one. But two of the quotes that I did send you all were vendors that were um sent over to me by um someone at the town. So, they've been before working with the town. They've done some work for the town. Um, and they were really happy with their service. I asked about like reference these programs and they don't have it cuz the first guy they do more like residential things in the town

of Trumbull. So, he was like, I can't really give you personal information of people, but like ask around and you'll see what we're all about. >> Okay. >> I have a just a tidbit weird question. And I noticed at the bottom of the one of the option one if we wanted to have gutter and guards and screens removed, why would we want them have them removed? >> So, it's funny. I asked the same question just because um I had asked about like getting guards all over our complex and um >> he said that's a total scam. So, he's saying if you don't need them, it doesn't matter because what happens is if you regularly clean them, like a maintenance routine, right, then you won't need the guard. The guard, yes, it prevents um some of

the items getting into the gutter, but it doesn't prevent it 100%. So, getting guards that might not even do what it's supposed to do, he said it's not for me. He said it's not worth it for me and my company. I'd rather routinely come out and do what we need to do and then make sure that your gutters are always running appropriately, which makes sense to me, but I'm just a girl. >> Oh, don't matter. >> So, let's let's keep this in mind um that we might no later than April want to make a decision on this. We're going to be nearing the the ever so dreaded excess cash problem. >> Oh, yes. in June. And if we have this already reviewed and approved, >> we could add this immediately to the excess excess cash

issue and get that, >> you know, get at least a portion then of the excess cash, you know, problem. >> God knows what a wonderful problem to have. I was just going to say I problem is uh >> yeah, but I mean I think I mean great great point Jackie. If if if we can hold it off to July 1st in the new budget year, great. if if we have the horrible problem of needing to spend, you know, a bunch of money in in June, and I'm I'm not being sarcastic enough, but um you know, let's let's hope we have that problem. This would be great. Um and and on that, you know, uh in that theme, let's maybe come up with one or two other projects to just have in our hip pocket because

we're always scrambling. And if it's if it means finishing off a unit or I don't know, although it doesn't sound like you need that, but >> you know, I can always come up with projects. No, >> I know you can. Okay. But we're nearing that time and we're always scrambling and maybe this year we just have enough put aside, you know, enough projects, wish list things put aside that we're good to go uh when Jason gives us numbers. >> We'll do. >> Okay. >> I agree. >> Okay. Tenant representative election update. I know nothing. Election >> that is me. So, election has started and um the uh voting day is March 2nd. All of our tenants got letters and um the nomination um bios on the two people that are running for the tenant commissioner.

Um so, the tenant commissioners, they've all accepted and in writing given me um you know that they understand what the responsibilities are. Um, so this time frame is more for campaigning. I've sent out robocalls and like I mentioned, I sent out a letter. Um, it's also posted on our bulletin of the people that are running with their bios and the deadline. So, if they're looking for an absentee ballot, they come to me. Um, if they are um going to be voting in person, they can do that from 9 to 6:30. So, from 9 to 6:30, um the uh Jean and her team are going to be at the community room and at the congregate's dining room. Um so that way the voting can happen. And then at 6:30 p.m., well, 6:31 p.m., they'll start the

count and they'll be able to tell us who has been elected. >> All right. So, that's Monday. Okay. >> March 2nd. Mhm. >> Second. Um, number four, the on-site CNA discussion. I have absolutely no idea why I put that there. Laura, help me. >> Well, the reason why that's there because the last discussion we had concerning the CNA for the congregate and Jason said, if you're not asking for any grants, there's no reason for us to even pursue this. But the thing is I'm gonna I did um email Penny Fischer concerning the elevator for the congregate. Um right now the elevator is on its last leg and um you know and it needs to be fixed. So right now um I spoke to Jason about this and he said go ahead and submit the CNA

um so when I get back to the office I will know how much um the CNA is. I think it's um it's cheaper than last year or as she said 5 years ago. So the thing is um once I get back to the office, I would just go ahead and follow through with that because he did say that um being that we applying for um for a grant. We need to um fill that out. >> Okay. So you're going to you're going to submit the critical need request for the elevator. >> That's correct. Yes. >> Okay. >> Good. >> Okay. Let's Kathy, if we could, can we push off conversation about the on-site proposal till next month then? >> Okay. All right. I mean, unless the state comes back and requests it right now. Okay.

>> Oh, and I crossed off I didn't say anything. the internal control policy. Uh because Jason um is not here and he's got comments to >> to make on that. I apologize. I just crossed it off mine. >> All right. Maintenance equipment for snow removal. Um there's a grant under trust which is our workers compensation um insurance and they offer a up to $500,000 for a grant for safety um could be security even um any equipment um for maintenance to use for safety measures. So Jackie and I um we thought about of course the Bobcat. So when they do the the when they do the plowing, so they right now what they're doing um it's so cold out there and they have to go back and forth into the office to warm up and then

they have to change their clothing and everything else. So if you have this heated bobcat, they can just keep on going, just keep plowing. Okay, but then um it's due on March 11. So be having this another storm coming next week of 14 to 17 in. So the thing is I was think Yes. So, I was thinking to um if I can I was going to talk to Jackie about this for us to call some vendors that they have bobcats and see can we rent or lease them for the um for this season because right now um they need something to um to get the snow moving um you know just get it out of here so it won't be way it was today you know the way it's looking on property and I do

understand you The thing is that's why we had to stay out for two days because we would have nowhere to park. Okay. So, the thing is I was going to call some vendors and see do they do they rent Bobcats? Do they lease it? What do they do? And so, if if the case that they do rent or lease, then I we I bring it to your attention and let you know um what needs to be done on our behalf. So, you're going to apply for this grant? >> Yes. Yes. >> And who is this grant with? >> Uh, workers compensations under trust. That's our That's our workers comp insurance trust. >> Okay. >> But in the meantime, you're going to call around to some leasing places to see if they have any Bobcats for

>> Yes. lease now. >> Yes. >> Okay. Look forward to hearing. >> Yes. To find out. >> Okay. Yeah, I should get some more information tomorrow. I've been um looking for both to purchase and for leasing and there's a couple people that my husband also because he's in the construction field, he um knows of them um being able to be brought out pre-owned. So like someone has used them but they've now like modified or fix them up. Um, so I told the two of the gentlemen that I was able to talk to to that I'm willing to hear different price ranges and what they have to offer. Um, so I'll once I get feedback then I'll be able to provide those numbers to you all. >> Perfect. Meanwhile, who said 13 in for next week?

>> No, I read that. Oh, no. It was actually was 14 to 17, Kathy. I read that on my phone >> for next Monday. >> Uh, Tuesday. Tuesday, Wednesday in March. Yeah, >> I only see just a little bit. >> What? >> Oh, I know. They they keep changing um this um the snow amount. So, >> Bill's saying five. I'm going with Bill. >> 5% chance of that amount. It's very far out. >> Okay. I go with Bill then. Okay. >> I have grandchildren that can't play in the snow because it's up to their waist. So they sit at the window like in the Cat in the Hat, you know, because they couldn't go out to play, >> right? >> All right. >> When is this supposed to take place? >> Next week. >> Supposed

to. >> Well, there are three storms on the horizon. What they amount to, >> we we don't know, right? >> But um >> yeah, you have to wait. >> This is God bless our public works and parks department because >> Oh, and it's always happening on the weekend. I'm telling you, I couldn't get over how clear the roads were. >> Yeah. Okay. >> They were absolutely they they the public does a great job >> does a phenomenal job. Absolutely. >> All right. >> Uh insurance coverage. Paul, were you looking into >> Yes. Um I spoke with Erica Brown, which is the broker for Anthem Blue Cross for the employees. Um she said that um hopefully they will have something um the end of um March. Um so I I also told Jason the same and

normally she has something at on April but she said the end of March they will have something. >> Okay. >> Well it's the same problem we're faced with in the town. We don't get numbers until after our budget is done. It's >> it's so you're guessing. >> Right. you're guessing. >> But it's a it's a huge increase in insurance. >> Yes, it is. >> Yeah. On the town side and on the board of ed side for health insurance. It's crazy. >> Okay. Does anybody have anything else that I left off that I missed? >> No. >> Okay. Then I'll move to public comments if there's anybody who would like to speak. If there's any member of the public who would like to make a comment, please press the raise hand button at the bottom of

the screen or press star 9 if you're on the phone. Okay, we've got somebody on the phone. I think it's star six to unmute. They have to press star six. >> Correct. >> So, whoever wants to speak, press star. There you go. Okay. >> Rose Tarpaso, unit 131, Hedgehog Circle. >> The um crew that Jackie hired for the snow removal, they did an excellent job. and Fernando did an excellent job today trying to get the cars um so we can move to the other side where he um did the snow removal. Excellent job today. >> Thank you, Rose. Thank you. >> You're welcome. You're welcome. This was a very very difficult storm and uh I was afraid we'd have resignations from our two maintenance people and then just say I throw my hands up I'm

done. I um I thought about them through this whole storm and hoped they were okay. But thank you for your comments. I appreciate it. Okay, there's nothing else. Again, a motion to adjurnn. >> I make a motion to adjurnn. second Sarah. Okay, see you all soon.
