Go ahead and call the school district for work session uh 4:30. We'll move to roll call when I say your name state present will present move for approval of the agenda. There a motion sort of >> I make a motion to approve the agenda as a second. >> All in favor passes unsusty. >> Um yeah, thanks everyone. Um board members for being here and those those of you in the audience really appreciate. So for the board today we're kind of a little bit of a two-parter. One we have have the dream team here. We have our owners rep, our general contractor for the high school, our general contractor for the ox gym telly field and our high school principal. So kind of anything goes on the questions you would like to ask, right? We want

to make sure that that you hear from them with the question you ask. Also importantly maybe to funnel down to something we do need to talk about specifically tonight is around the master plan and the um master plan as it relates to the oxygen and does that include or not include um uh team rooms um for both storage and of course team use and we'll we'll kind of go through that. So we have a presentation Casey from Cornerstone is going to sort of lead the presentation. Um I I I may jump in. I think I'm assigned to one slide um that I that I'll try to talk through but maybe as we go kind of clarifying questions as we go and then certainly have a lot of time in the end for discussion. Um with

that uh AC from Corner Management Group, >> thanks for letting me be here to present to you uh you know all the exciting projects we're doing. As you guys probably drove in and saw, the the barn is gone. We kind of been we have a a project camera kind of to show you the kind of the time lapse show you from the day one of kind of pre-demo. And you want to hit play, Max. Um you you'll watch how fast the uh the the south wing's going to go away in about two seconds. There, that building went really fast. Behind it, you can see you can't see the unfortunately the main build uh the old uh district office going away. There's our one snow day that we almost had >> snow >> and then uh

snaps down and then we'll get to the end and by the end of today it was all gone. So, um it's it's been, you know, a long time getting to this point. It's exciting for that that level of progress. Um you know, next phases are getting now we have to go with concrete demo. Uh waiting on a a kind of release from Clean Water Services for that demo, but we're we're getting really close. working on a few letters and whatnot to get those released and so we feel really good about that. So, what today we're just going to go over kind of where we're at with each project, the budget updates, um, talk about bid alternates, wish list that we're kind of going through with that last bit of value engineering, and then kind of

one last talk about kind of the auxiliary gym team rooms, kind of the the big wish list item that's out there and, you know, how what how to proceed with that last kind of decision- making. And we're going to kind of give you the tools of how we're doing that decision-m and you know kind of create like uh how we've structured the contingencies and how you can look at that information to be able to make the decisions that I think are crucial to you guys. Um and so make sure you well informed that you can make a good decision with that information. Um next slide. So, just real quick refresh. Uh, we started this whole bond process kind of doing a a district master plan refresh and this is kind of where we landed. You

know, I think key things to point out kind of, you know, this is the blue is what is in the bond. These are the the two key projects, right? We're going to do a new twotory high school edition that gives us all new classrooms, um, a library, new office space for admin and the district office over here in this area. And this is more from the m the master plan to kind of the final design plan looks a little more straight lines. Uh we did that through that's a lot of the value engineering we talk about is how to get there. Um, and then you know the yellow part is all the future plans, the CT expansion, the new classroom expansion to uh meet the growth needs that are coming and then kind of the

upgrades and refresh refreshed areas and the band gym cafeteria kitchen and then you know as demand requires the theater, the K through2 K through2 school in the back. The field improvements as you know Kelly Field is already on its way. So that's another thing that's kind of headed that way. Um, but just kind of wanted to do a little refresh with where we're at with that. Um, moving on the high school. So, little rendering. As you guys have seen this many times now, you know, kind of the new main entrance. Um, what I I think what I really want to highlight is kind of right now the the building is down as you saw. We still have the the north wing as it is is being reused and that'll be torn down and then the

following summer after we get the new building built. Um, historical salvage. This has been a big p piece of what you saw with that demo is really kind of making sure that we're capturing the critical elements that we thought were important to the community to kind of make sure that we're um preserving that history of the building. And so we were able to salvage the mural um some really kind of the the wood for like a Waynecott in the hallways. We did that. And then also kind of doing a historical timeline, working with um create a book, a source that would, you know, capture that the history that's there. And then lastly, we're uh reusing a good amount of the bricks for some landscape site elements uh to kind of, you know, capture that history.

And then also um giving back to the community. So that we've had a couple opportunities where they've come and they've taken some of the materials that were going to be thrown away and, you know, be able to preserve their own history of the building at home. um vehicle circulation upgrades as you guys know, new bus turnarounds uh over there adjacent to the new auxiliary gym, emergency intrigu, uh west side with the Wilks property, and then uh lastly kind of we're touching a few things with the cafeteria refresh. We did the boiler and air handler upgrades last summer and then as part of the project uh we're going to do paint and stage curtain and light bar in the cafeteria auditorium area and then our locker room uh renovation. So we received that permit uh today.

We're downloading the drawings. So we're actively planning on how to get that work incorporated in this summer's uh working with Jacob on how to get an early release on that the the area because we need more than the 10 weeks. Well, we don't really get 10 weeks with a high school locker room as you know, so try to get that early so that we're ready for football season and volleyball season when the kids need that again in the fall. Um, so um that's kind of key there. Middle school, this is the kind of our our our maintenance scopes. Uh, as you know, we did our secure vegetables last summer. This summer we're going to get to uh HBAC at the elementary school with new boilers, new air handlers, and um we replaced the hot water

replacement earlier this year to tube water heaters. And then lastly, we have a roof replacement. We got really good favorable bids on our air handlers allowing us to move forward with the roof. So next we see if we can fit that into this summer if the scope allows, but um worst case will be next summer for that. And Casey, this is the roof at at the elementary school in front where the air at. >> Yeah. Well, and most the the primary is going to be actually the shingles. Those are the things that need that are the top priority and then we're there and those are considering we're going to take those out. We want to make sure we capture whatever we can there. What we have there's out of there. >> Okay. So, we're replacing

the entire elementary school >> for the most part except for the gym, right? >> Yes. Yep. You got it. Um exu gym. little rendering there. Um, uh, I love how it says building signage. Uh, that was kind of before we landed on what the exact words were going to be for the community gym there. And so, uh, that's kind of the main entry as it is there. Kind of getting a little glimpse of the colors. It's got a it's got some we're putting in some banks blue in there that's not captured in that rendering. Uh, some elements of that blue in there. So, that's that's key. Um, and this does not show the team rooms. The team rooms will be out front there in that area. Um, so also in inside our goal, as you

know, was to replace the barn. The the barn had two full-size basketball courts, restrooms, and storage. Um, but the storage is minimal. Like what we have now is really PE storage that's in that basement. So then that's kind of what we want to talk about when we talk about the team rooms later on. Um, also in this room on the back, you're not seeing there is the the new maintenance storage facility. So it'll be a place where I remember the basement is where the barn was and that was his office. So that's the one on the back side. So uh as you know this uh entire process takes a team and the team has been working really hard to make sure we get on on budget and so part of the process is the the

value engineering and uh Parker's been leading that team on a lot of these decisions with our architects Rick. Um, so just a couple of the key things, you know, we have our our dis the way that the building ended up being with the kind of the footprint as it was being the most economical. We're a little bit disconnected from that CTE building. And so, um, there was a value engineering to not have a covered entry there, covered walkway. Um, we have this condition, as you guys know, kids go across the middle school. Um, so it was something, you know, was the tough decision, but decided to leave off that covered walkway to be able to stay on budget. there was, you know, minimal landscaping in the courtyard uh versus kind of the full landscaped area.

Heartscaping was real was minimized. We um you know have our front of the building irrigation is uh not currently in scope. And then uh some building material changes. There was some sheet metal and some building soft that were kind of uh well, let's say they looked really nice, but they were also really expensive. So, we paired them down. still got our our nice sheet metal elements, but didn't have uh the the shading pieces and some of the components in there. Um lastly, we put tree removal because that tree to save the bait tree was going to cost us almost a half million dollars, but I mean logistics around it and you know the the amount of temp to save it and to modify the building enough to be able to make that work. So, new

trees out front. Uh the one that will stay right now as planned is the one by the parking lot. Um and that's being looked at by the arburist right now currently. So trying to save that one. Uh high school parking lot layout. We had a you know started with a much more kind of bigger design for heartscape. So we're trying to reuse some of the elements that are still there with some sidewalks across uh to connect the middle school into our play areas. And then lastly, we we're still working on validation partner team is wrapping up the design. I mean they uh sorry their final quotes from contractors and within those subcontractors they get out of this all the time. So bringing those. So just kind of quick overall program executive summary. Uh, as you

guys know, we started out with a a program budget of 58,224 and that was inclusive of, you know, the the bond sale that was in there. Um, and then our program contingency item and then also what we're now tracking in item C there at the bottom is the interest earned uh to date. So that number is in there and that brings our new bond uh budget to 59,87,000. Um, so this is kind of important because I want to show you just kind of how we we look at overall how much money is in the buckets. Um, and then as we move to the next page, you'll see that we we track it more granularly and we're making sure that we're not overcommitting ourselves. So when we get the bids from Clint and Parker, we'll make

sure we put those in that we're tracking those to the budget and make sure we have the necessary contingencies, you know, with our historical data to make sure that we're we're keep you guys protected risk management pieces there and that we're able to do that. So next slide. So this is um when we talk contingency, there's multiple buckets. So we within both the fivestar and PNC they have a they have a contract and then within our budget for each project uh we have a project budget and then we have our program budget and then we also have the additional thoughts. So those four numbers as we stand today is 4,77,000 which is 8.1%. Um our goal before we start construction is to be above 5%. And so obviously we're at that goal. So we're pretty

healthy actually 1%. Uh so we we know that our team rooms are 400,000. And so what we wanted to kind of show you guys is if we did move forward with the team rooms and we took even if we took it all potency, which we have a plan that wouldn't take all potentiency, it will do 7.6%. Uh so I think it's critical for you guys to see that as we think about the decisions that we're going to make with the wish list going forward. And we'll bring this slide to each of these board meetings where we're going to talk about whether where how we move forward with the decisions on wish list just you know so you know how much is available and then we'll also you know look at that instruction. We'll get you

know input from Clint Parker's team that you know where's our risk where what should we be keeping at. So they're they're weighing in on where they're at, what they see with the market conditions, with, you know, how their project's trending. Um, a lot of it, you know, how good how good these design drawings are. You know, we don't really find out how good they are until we start building. So they they'll be telling us about that and whether or not how we're trending against those contingencies during the project, you know, how much we need to save for our program contingency versus are we able to live within our project contingency and our contracts. >> Go ahead. So you see the you mentioned regress and I've mentioned this to Brian as well the project. So I'm

taking this the line item limit of 4.7 million has all the contingencies of all projects both owner and contract. >> Yeah. >> So have we gotten GDP yet? We have gotten GMP for the gym and we're days away from the high school and both of them are within tens of thousands of dollars of being right there. Uh actually the the oxy gym came out I think about just the 9,000 Hogurt. So we're we're right there. >> From from the contracts that you're guys are signing with your sons, is there any concern from the risk standpoint from those contracts to the project goals that they're providing to this? Like I'm thinking tariffs. I'm thinking, you know, fuel charges. I I mean, everything that we're currently experiencing right now in the marketplace, how is that being transferred

to those subs to this DC and then to the business? >> Well, can I start with this? Because the main thing with them is that the the building. >> Yeah, we we've already ordered a steel building. It's arrived in a month. Those costs are locked down. So, we got no issue with terrorists. We we met those before they they were they were going to rise. So, I signed that contract. just got it ordered. Perfect. So, because they were that was going to increase about 17%. Yeah. >> So, we saved some money there. Um, as far as everything else goes, we just, you know, need to get permits and get it going because then we can lock that stuff. Keep delaying it unless you go down the road. Yeah. >> That's we're in that allow somebody

to, you know, their suppliers, you know, but I think we're we're under control. I'm seeing on tariffs really, I believe, now. Um, a lot of it didn't happen. everybody took advantage of able to have it >> which is not okay really but it it's the market. >> So um but yeah I don't see a ton of we're we're on a new building. We're not on a renovation project really. We're just doing a tie in. So on the new side of it we we don't see a lot of issues that come up and say oh we got this we got to do this didn't get thought of and this got missed because it's a new building. So that help >> yeah uh for us uh just the urgency of purchasing the materials making sure get in

um order uh we'll take more focus on that now than we would in the past uh because of the school what we've learned tariffs and whatnot. Um we're pretty clear with subs they don't know if both is now how good the good for and so before we subcontract out there might be clauses like for the claim they're like 30 days. So we make sure we extend that to 90 or 120 before saying your contract to kind of give that time to get go through a small process and get things ordered whatot. So early procurement to continue but um yeah things kind of stabilize you know like the fuel thing might kind of spike with different things but that' be like asphalt type product so there'll be some ups and downs and there always is but

it's manageable with the contingency so this goes to contingency right all those things get put into contingency as we go through the project and we're asking you tapped on that contingency I just so my question is I trust you guys I just want to make sure that I'm comfortable build with what you guys are having in your what you're considering >> and there's a baseline expected amount subs should be building and that we working with it's not a dollar dollar you see some news article that goes something that go they're not not everybody's contingency there's safeguards in place >> next so this uh Uh, I really wanted to show you this just to kind of tell you how how how detailed, you know, we're tracking this. Uh, >> hold on. Hold on one second, Casey.

We need we need a little uh increase font size for a few of us. Sorry. At least for at least we're one of >> trying to jam a lot of this information in one slide. >> We'll once we're in the new library, we have a big old screen for you all. We got plent plenty of time. So, don't worry. Why is it better? A little intro. We don't have to see the We just got to see the spreadsheet. I can also email it to you. Will >> you well the slides for the meeting? >> Made a few edits since then. But this this one has >> Yeah, this one. I see. >> Neither of my PDFs have that in it. Okay, >> you got >> Okay, so this is our this is our grand summary.

It's a little bit different than our executive summary because this doesn't track our additional costs. So you'll see that these are the these are the sum of all the project costs. So this 55 million and that's kind of where we got that that the difference that $4 million kind of in there um with the exception of the the 972 owner we're still carrying that and so this is the owner this 973 that you see that's what's carried in each of the projects for division C and so some of these projects have already been closed you know our vest bills and then we move some money just based on where we're at in the project you know from you know a higher number down so we're we're getting the 973 plus the 4 million that's how

we get to that number uh that's close to the there. And then uh this is we're tracking these commitments. So the 52 million that's you know the summation of the building construction which is you know the main of that is the build the oxy gym the high school and then um you know all of our other projects. So what isn't committed out there is you know we we have like certain line items like we didn't have to use a traffic engineer for the oxy gym. So that line item is still there and so we'll as we get close to the end we'll move those projects that money into other funding sources so that we are fully tracking that in more of a uh not committed but more the current budget and go to program contingency.

But that's just kind of showing you that delta why it's at 3 million right now. It's just a lot of those line items. We haven't spent down uh all obviously all of our permits. Still a million out there on permits. So we're hoping to come well under that number to get that budget back for program tingency. Uh so that's that's right now we're kind of eliminating a healthy number there. Our our um system development charges we don't think are going to be as high as we thought. So we think we'll be able to save some money there. And so we're tracking this, you know, like I said, very granular each project. Um, and then working with Jen are pay to date, make sure we're paying those out and that we're keeping up all our cash

flow. And that's why we've been so successful with the interest. Make sure we're keeping as much money in that bank as we can. Um, so we meet month regularly with Jen to make sure we're on that. And then our uncommitted as I talked about remain to be paid. So this really is, you know, kind of the the snapshot of where we're at in time. Really a chart to make sure that we're not we're managing that risk. Any questions before we move on? >> Jennifer, I think Dan's comment for referring this dance. I think this right there that she >> that's what is like like so you weren't in here for the exact session but board member had asked for kind of a monthly update for bond like we do for the regular budget and I'll

work with Ron and Chris and maybe you can be in course um just exactly is it the executive summit or whatever but we'll start giving them a monthly update similar exactly This is my this is my one slide. >> Yeah, I'll turn this one over to Brian. >> Well, I'm going to try I I just feel like I haven't done a great job of explaining the wish list. So, I put in a I put in a placeholder before you get to the wish list because you're going to see on the wish list some things are prioritize. They're prioritized one, two, and three. And there's some things that are a three. But I wanted to start by saying two things. Everything that's on that wish list is a higher priority than what what's not on that

wish list. So, and what I mean by that is everything on that wish list is a priority for the district. And it is not an all-encompassing list of every single project we need to do around this entire campus. Just getting on the wish list meant that it is something we want to try to get done as quickly as possible with the funds we have. And then when we prioritized it and this is not meant to be like quantitative but we looked into like how important is it for the needs of the students of the district. What's the act even feasibility due to cost? Uh CTE came up and bond oversight like like we don't have the ability we completely rebuild our CTE building. Um doesn't mean we can't do work on it. And then also

though, especially right now, it was prioritized based on just like on timing, what we've what um Corone um PNC and FiveStar helped us with are there's some things we can just decide at the very end and it it won't be a significantly different cost. Yet, there are some things that if we if we don't decide on now, in the future, they will just be costic. They'll they'll have gone up too much. So, I almost want to use a different word by priorities. It makes us feel like we're we think something is not important. Everything on the list you'll see in the next page is important. But I also hold on back for you so I did want to share a little bit about additional revenue. And this this kind of has nothing to do with

the bond, but it is something we have thought about as far as some of these maintenance type projects on the wish list. one that first bullet it it is has nothing to do with actual revenue but we'll our team will continue to look at value engineering throughout the process and and where to save money I think our our team has done a really good job of of bringing this forward to this point and in the future but there's also this idea and we've talked about it a few times but I just want to put it into perspective the school district gets this amount of money this revenue called the county excise tax and it's on all new construction Um, two years ago, the board uh passed a resolution to keep that at its maximum rate.

So, we won't be coming back to you every time, but we will check in with Washington County and whatever Washington County says we can charge, that's what we will or what we can assess, that's what we'll do. And currently, it's $157 for for residential, it's it's lower for commercial, but for residential, it's $157 per square foot. So, just quick math, right? a 2,000 square foot house would be a little over $3,000 in the district. So I just to put in perspective gave if banks averaged 80 80 homes over the next decade which you know we get a little less than was projected by the the two neighborhoods that we've heard about but that' be 800 homes right if they were all 2,000 square feet which you know some will be some will be smaller that's

about 250,000 a year or you know $2.5 million total of course that's back to napkin math right the rates going to go up some house will be bigger some else will be smaller Um, additionally, the district is pursuing a a CTE revitalization grant. Um, these were very popular um, for a long time. The last time that I managed one was in 2014 and it was for $318,000. So, that was 12 years ago. Just to give you some perspective of the types of loans was available. The challenge with this one is it is um it's a it's a federal bucket that organizes this and so there's quite a bit of uncertainty around dollars available but we will be pursuing it but no guarantees that that that will be one but it is something that hopefully that

helps. So, we're going to have on an ongoing basis for 10 years somewhere in excess of $200,000 a year in addition to what we get now to spend on facilities. >> As long as they're still building those houses, yes, it has to be used for capital expenses. So, anything that's going to last us more than a year, that's what we have to we get to. >> So, that isn't just for >> um the only really other thing you you can you can put curriculum in and curriculum may be a gray area. You can definitely confuse it, >> but not staff. >> No, not staff. >> And it's only for the duration of construction. So, it would carry staff funding. >> Yeah. As soon as they're done building it, it stops coming in. >> And I

think in the past, we've used this just in case the boiler ever went out. >> It was bring So, when I when I got here, it was it was very healthy. It was around $600,000. And when I talked to Jeff and Joanie, it was Yeah, that boiler might just die one day. So that was the and so once we passed the bond or we were moving towards it that allowed us to buy the property on the the Wilks the Wilks property. So the balance of it now is it's 200 and something. Okay, back over to KD. >> All right, so now the wish list. Uh they definitely got clear as we can see. >> Let's take another pause and uh I'll buy a bigger TV. meaning >> you can talk about this. Okay. So, uh,

what we've done is talked about, you know, the looked at each building, obviously, the high school, middle school, elementary school, and kind of went through a list of kind of our targeted, um, what we'll call them projects, but also just just areas that are going to need attention well, and over the within the next 5 years, I guess we could say, or or that we think needs attention. Like, one of the ones that's down here on the elementary school is an accessible playground servicing equipment. there's a playground there, but right now it's it's inaccessible to, you know, a number of your students. And so, uh, that was, you know, high on on on the team's list, the bond management team list. Darla had really made a point to this one. Um, there's at the high

school, the high priorities are the Wils bit alternate. So, the making that driveway go all the way through the existing north south hallway improvements. So, we put some money in there for making it look nice, but we feel like we probably put more in there. We targeted an additional $100,000 to kind of get a full uh improvement uh in there with the what what brick had drawn in the drawings. Um we know that uh well, this one we're working on with that right now is the Kelly Grand Stand existing upgrade. So right now as a stand, we need to do a little bit of a structural improvement to make sure that it it it can handle all the the people that it's designed for currently. Prior to us being so this is worked really hard

with an engineer to make sure that we got a a small repair that would meet the insurance needs. We had worked with our our building engineer and he wasn't wasn't doing the job we need to do. So we got a much much more affordable repair to do that. um cafeteria performance. Um yeah, so as you know, we talked a little bit about some of the stuff we're doing there uh with the we want to do the a light bar um the paint and new stage curtains on that. And then also uh the CTE building uh the windows and siding and finishes are are pretty much are have end of life. So uh that those are the top five priorities is the high school and then that moves to the kind of the ox gym team

room alternate. So uh and then you'll see was cold shell. So um when we when we made the bond promise we said we're going to replace the barn and so when we said replace the barn you know the immediate thought was okay we need basketball gym we need bathrooms and we need to connect we we need and then the master plan showed us where it should be. So, um, we went down that route during during that time, you know, it started becoming evident and we're kind of missing an element of the barn with the team rooms that was already that was there down in the basement and um and then it then we created a bit alternate for that team room that had two locker rooms, boys and girls, and then um a storage room

and they're all about 20 by 20 across the face of that the square 20 by 20. And so, um, when we were working with Clint's team, you know, came in about what was 650, I think was where our numbers came in. And so, we said, well, that's a little high. Well, we know really it's over our budget. So, what can we do to bring that dollar down? So, we looked at uh doing just we call it cold show, which essentially is we'll make do all the exterior improvements, framing inside, but it won't have any air conditioning, heating. It'll just be wood studs um on the inside and a concrete floor. And so what would that that would need at some point in time you'd come back and do the drywall, the lockers, the benches, uh

to make it full locker rooms and a usable story. So uh that is what's missing in that 400,000. Uh but it would it would give the opportunity to at least leave football over there at this one time and you know the kind of the bare minimum uh with what that is. And so that's kind of what brings us to, you know, kind of um weighing the wish list and what Brian just said and like Clint's here is that we have we need to make this decision now because uh when we start construction on the oxy gym later this month, they have to, you know, the concrete footings, the pad and then eventually tying in that building becomes very cost prohibitive um after that. So let Clint kind of take over. >> Yeah. Can we chat

a little? So the exterior wall of that building if if if you go down the road and do it, you have to tear all the bricks back off that we've done. But on the building there, if we take if we do it now, we already have that already paid in the budget. We just move it to the outside wall. So you're literally paying for the two side walls only. All the back wall is just moving to the outside. So we're able to save those costs and just move it. So, so you're buying something now. If you truly want these team rooms and they want to have it, the best the best use is to do it now with the taxpayers's money versus down the road. You'll end up spending 250 grand more minimum more to

come in and do the reef to to fix everything that just happened if we wait a year from now to see if money's left. So, that's why I was just pushing with Brian is we just kind of need to make it it's either a yay or nay. we're going to do it or we're not because to come in afterwards to tear off a bunch of brick that's all brand new and a bunch of stuff and change the foundations up. I don't feel is a good value in the taxpayers's money to do that. Um so that part of it uh we looked at the building the whole thing out if there's money left it can be done at down the road. There's no cost, you know, gain there to do it now or later really because

it's just finishes of everything there. So we just put in everything that had to be. the plumbing underneath there or some floor drains has to go now. Obviously, you don't want to talk about the floors later. Fire sprinklers got to go in because like you said, if you use it for storage, it's got to be protected. So, that'll be the big thing the county looks at. It's just that because they'll know that anything that has a covered roof over it. Everybody ends up putting stuff in it and storing it. So, that would have to be there. So, we just looked at at that point and basically that's kind of we come up with we can do it for right around 400,000. build the whole shell out and get that all completed and then down the

road you can in a year from now you can finish it up. >> So Clinton, you just mentioned that you're putting floor drains in there. Is this going to be a full locker room? >> So it's it's in there because of the it's kind of a locker room. It's in itself so to clean up and stuff if you do you can go in but not for >> No, there's no showers, nothing like that in there. >> It's just there lockers, team benches, stuff like that. Uh they're in there and then one side of it has a decent little storage area that's there. We got that's all mechanically put go for that area that when it gets built out too. So it's not in there. But we're just at a point right now we're getting really

close to where it's going. And uh it's we got to make the decision. It's either we're going to do it or we're not because it's uh so and we have like I said we got still on our project too. We're just we've released some of it back but until we get some of the job going you know that that can take some of it away too. that 400,000 down. It's all over. So, >> so can I ask about like on what the program contingency slide it says 400,000 for the team rooms but then it says cold shell option only would be 250k estimate >> uh that may not read correctly. So, it's $400,000 for the cold shell and then 250 more to complete. Got it. Yeah. Yeah. I like your way better. That's what I

was thinking. We can we can work with that. >> Why don't we go to the next just the next slide and wrap it all up and just the Go ahead, Casey. >> So, I mean a bit of a narrative to what we're talking about, but it kind of goes to what Clint just says that, you know, the time to do it is now and uh what we it kind of goes the replacement of the barn. um meeting those needs of the community and what we had intended to do with the bond uh promise was to replace that in full and so that that's kind of meets this need. So what we've looked at and with working with Jennifer and Brian is that we actually have from the Buckton school sale we have $100,000. So we

we're going to recommend to move that money to pay for a good chunk of this $400,000 and then using $300,000 from bonds to pay for it as well and kind of reduce that the the contingency spend down. Um and so uh we talked it over with the bond oversight committee uh last week and you know they all were in very much support. There was one dissenting opinion and that dissenting opinion wasn't wasn't against the T- room. They just thought that the CTE improvement should be a higher priority. Um uh in improvements should be a higher priority and we didn't disagree that it's a high priority but we the timing is what's great. >> So in theory we could get all the contingency back. >> I mean yes contractually contractually yes. >> Yes. If we run

into no problems, yes, we'll have 4.7 million. >> Yes. >> And if we take 400 out, we'll have 4.3 million. So, we'll have 4 million that is sitting here waiting for risk. >> Mhm. >> Of which we may get none of it back, but we could get all of that. >> Yeah. And I mean, these guys are going to work their butts off to try to give you back as much as they can. That's that's why we hired them because they're really good at that. And so, um, you know, it's their teams are committed to give you as much as they can back. >> Can I ask you about the cafeteria stage? >> Their storage is terrible there as the ceiling is starting to fall down. Can we put some of that in there, too?

I mean, is >> Yeah, we've talked about, you know, kind of kind of creating a little team to go in and talk about the real needs of that. I mean, we've we've kind of thrown what I mean, I I like buckets of money which could go attack problems, right? Um, but, you know, there's there's definitely, you know, it's it's kind of a loose scope at this time of, you know, just different ideas we've heard, but we can with that wish list, you know, make that dollar figure a little bit higher and make sure we're getting all the needs of that because, like I said, that is that is a high priority for the district. >> Okay, thanks. Someone can't remember her name. I'm sorry. um but she's a parent of one of the um students

in our drama production and she's also on our bond over you and she brought up that the team rooms they can be used for storage for nonathletics they can be used for storage for drama things like that whether that exactly happens maybe not but having two additional places to have storage just frees up other source space around >> that is great I don't think they care where it is store >> as long as it's out in their trunk is what I heard Right. >> I think it's in our trunk right now. >> So I uh >> And there's nothing that says we couldn't use the unfinished shell for other things. It won't be perfect for a Hebrew, but for example, you could put robotics in there if you had say the meat or other things

could vi throw in, you know, some service lights and stuff like that. You'll have some stuff in there. Just you're not going to be dark. But >> question for Jen. >> Um on average, uh if all her figure per semester, um how many kids do you think are using the CTE space? >> If you pull that up right now, that's totally fair. >> So CTE, the umbrella is like Christina Passor's computer lab. We have Timson which is the classroom, the shop that back area, Erica Lepshot's classroom. So, um, that's kind of current use and I would say we probably have about kids. >> Yeah. So, it's it's a good time. >> Yes. >> Uh, very majority of our school. Um, some of those spaces, so like Christina's space is going to be in part of

the new building. >> Okay. We're talking about moving special education into the main building >> and so moving Erica instead of the new building out into the CT area. So all of our ad department so the shop that classroom area that's now being used for special education >> that would be the CT area. So I think what they're talking about is like that space you know there single pane windows carpet ceiling you know things like that. I I think we're talking about not special ed now or like what we're using it for now, but just as we transition, everybody moves to the new building. Some people move out to this existing building, right? >> Uh when they're talking about CTE upgrades, I think they're talking about that we're going to have brand new CTE upgrades

for Christina, part of the new building. So, okay, >> just that clarification of what we're talking about when people are saying we want the CT area. It's it's that building that's going to remain that says vocational across the top, right? So, I mean, >> thank you. That's what I was just trying to wrap my head around like what what the difference is between educational spaces where we have children, right? Students being served and then like storage spaces. So, I'm kind of rattling with this real. So, I appreciate that. I just need to get my head around another. >> So, we're voting on this regular session. >> No. Um, so you guys have already authorized me and us to move forward. What I would suggest we do is do like a a straw poll, hopefully get

to a consensus. If we don't get to a consensus and it would come down to a vote, we'll need to modify the agenda, which is fine when you approve the agenda and then we'd have to. If you're at consensus now and you feel you can give us direction, you've already authorized us, you've signed off on all that, we we absolutely can move forward. We might take a stronghold. I'm not not sure. Yeah, I mean can know how people are feeling or if they need more time or what? >> Well, I of course I've analyzed a little more because I've been out of the meetings. I think the team rooms are what makes sense. They the one of they mentioned which I don't know if it's obvious but I mean you back up. Okay. So if

we put those team rooms in later it's we're going to we could get now for 650 team rooms finished up. We don't do it now and we do the same thing later. At any point later it's probably going to be at least a million. So, we're probably throwing away at least a couple hundred thousand by not doing it now. And so, between that and where I feel our bids are and has as firm as they've come in so far and as strong as they've held up, I feel like we will be able to absorb more wish items in addition to that. I feel I feel comfortable that um we would do all the ones be it will do all the ones and maybe more. So I'm I believe we should go ahead and I do

think it's important that we deliver to the voters what we said we were going to which is placeh. >> I agree with Will. I think what Clint said too, we need to do it now so we don't have to pay more later, right? >> Yeah. And the big thing I look at it is, you know, it's more of a decision whether you want it or not. And if you want it, good stewardship about it is doing it now to spend the money right versus demoing and tearing new product apart later. So that's where it's really at. just not as a contractor and as a citizen. I frown upon that as you know our tax dollars went to build something and two years later we're tearing it all apart. Yeah. Well, and I guess you could

you could say one of the mistakes of the last project was we did cut the the uh changing rooms in the junior high so small that they're almost not almost not usable. So if we would have that was a necessity but if we would have kept those bigger it may have offset some of the needs for team rooms but those are really not usable for anything and so you have a new gym you have no place for anybody together to to do anything. So it is kind of seems like it really kind of leaves the gym, the new gym short, but they serve its purpose. You talked with Brian last week and of course having my kids go through all the youth sports and being a very big part of that, I was like, we

have to have this team. It's such an important thing like but then I started thinking now very torn um that I don't know how many kids actually used that. Right? So we're talking seventh, eighth grade football, right? So we have a few um girls on the team this year. So we we need the space for them. They have that space in the basement of the barn and then the boys. So maybe 40 maybe 50 kids. That's why I was asking about the numbers of kids that were actually serving, right? Mostly it's used for storing stinky football equipment, which is important because nobody wants that to come home. >> I think I don't know. I'm just wondering like that's a lot of money to throw as storage. Is it something where other groups are going to

be able to utilize as well? like who else is going to be using this space? Who else is this going to be ser if it's just for one small youth sports? And again, I knew I would come here and these are the people that I hang out with every day a little bit too. The uh >> so like on those team rooms in the basement of the barn, just the setup and I didn't go to school here when it used to be the boys and girls locker room down there and things, but middle school football uses a lot in this situation. I could use those. but also we're going to have volleyball games in there in the fall. Um that they would probably like to be able to use the space and figuring out logistics

of that um in the winter when we have high school basketball games or middle school basketball games. I imagine the high school that's where JV2 plays or JV that's where they would want to go and have a a space as well. Um and then wrestling meets all all those things. So it wouldn't just be the the football one. Um, and I've talked to Brian about this about like when the new building's built and people move out of the portals, portables would be a great place for like robotics space or some storage we could use and things like that down the road as well. So, um, we we were losing I think one of the quotes we're losing equivalent of like a fulls size gym of storage >> because that was below the gym. >> So,

I think we keep saying we need storage, you know, because it is really something. Yeah. Whether it's drama or robotic like everybody's Especially as we get into this new building, we move in, we get set up. I think we're all going to be saying, "Oh my gosh, where's So, it isn't just the sports or middle school team that I think it's going to be used by a ton of people." >> Well, in the community, given given winter basketball with little kids, you got tournaments coming in through here like crazy and they're going to need something like that, too. >> From my perspective, what I mentioned to Brian was about timing. um when you go I mean I understand order material and all of that but trying to get out of the ground first with foundation

and the risk associated with trying to get out of the ground um that in my mind is the biggest risk once you get out of the ground then you're you know what you're doing right it's the unknown that is in the ground that we're not sure about we don't think there's anything there hopefully there's not so it's more or less months as far as you know whether we make this decision now it's it's needed no doubt my my son played basketball I've seen it the kids gather at the front of the entrances waiting to get in and and having a team room to go it makes perfect sense all the youth sports regular sports it's needed it's just that timing you can get drawings going I understand it's a separate permit right now >> it's

a separate permit so that that's your big hang up right there >> yeah it's just it's it's it's a month thing, not a um whether you do it or not, it needs to be done. Um and so from my standpoint, if if you hear from one is willing to do it, then I'm I would be for it as well because my thing at this point is it's not that big a deal in my mind. I don't know if that made sense at all. No, it doesn't. I mean, like you said, that's that's why we want to show you that our contingencies are are healthy at this time. You know, that we we still feel that our risk for the underground is protected by giving up 300,000 at this point. >> So, Chris, sometimes with um

like in census, right, we like kind of fist five. Have you ever done that? And yes, >> you know, um kind of three or above and move on and zero, one or two, we have more discussion kind of thing. And so I guess I I couldn't quite tell if you were a two a zero one or two or if you were >> I can't I was I was a five until I read until I read the no no until I read the descent and I was like oh yeah like what are we are we making decisions better for storage which is important right or are we making decisions for the best use of our our school facilities for our learners. And so then I was like ah the CTE that's why I wanted to go

see it because I haven't even seen it. Um and then looking at the cafeteria and those things. So I just I personally think that our priorities need to be very high or that what needs to be really high on this list is the CTE and the theater and the cafeteria. Such a disaster, right? So if we're replacing that, I feel like that's really really important. I also understand the extreme need for uh supporting our sports and for having that facility. So I guess I'm wondering just a little more discussion about possibility of getting that CTE upgrade grant or what we're looking at for funding from that. I think um if this was this is this is as a factual a statement as I had. If this was any previous administration from the past 20 years,

I'd say we have as good a chance as anyone and probably better. Like I've got this grant before, so I think I can explain on it. Um we are we are still waiting the um the RFPs for the 25 27th cycle. >> It is 206. So I think the I don't have any confidence right now that anyone could get that great. If anyone gets it, I think we have a chance. I think the better sorry not the better question the way I say it maybe an easier question for us is in our control is prioritizing what you had talked about in terms of the other that I think as good as Parker and and Clint are we probably won't get all four million a contingency back but of the money we can continue to spend

on wish list items you know how much that can put into the CT space and how much can we put into the drama Yeah, I don't want to get undo hopes on that revitalization grant. Well, no more in a couple months. >> Well, I think you got to keep the uh excise tax money in mind as well. That's a that's a lot of money. >> I think the other thing is that once you build a shell, >> it doesn't have to you don't have to do anything with it. >> Right. This is what we're This is your point is that you have to buy material now to put the exterior thin on that side. So, do you buy it now, rip it out, waste the material, or do you just do it now, pay it,

put the shell out there, and then leave it, and then at the end of the day, hey, you you outfit it. You need to exercise money or extra bond money, whatever the case is. In the meantime, it's a place to put stuff. For what it's worth, I wouldn't support this if I didn't think we could also do the CTE. >> What? >> I would not support this if I didn't think we could also do the CTE. >> And that is also a building we have to >> Right. I I want to support CT. >> I I don't think it's an either or. >> Dale's working really hard on what the kind of welding exhaust would look like. And um we we're kind of going to retrofit our benches right now just to buy us a

little time insurance but like get back and like that in there. But then to the broader point of when special in the new building kind of refreshing sounds like it'll be a top and it's top team. >> I want you want it all. >> All right. So we don't we haven't done this formally here but um essentially what I believe I'm hearing from the board is that you are consensus some of you are absolutely yes some of you may ask for reservations but none of you is asking to take this in a different direction so you don't need to further authorize that as long as that's a correct statement um and we'll just continue working on next month's agenda to add as additional scope right because this would be additional scope as an action item.

>> I don't think you need it as an action. Um, we can talk about it if you feel more comfortable. We certainly can. >> Well, yeah. I'm just Okay. >> To give you guys direction, I understand you need direction. We can just >> Okay. I'm happy to dig into it deeper, but I I kind of read back through what we authorized at the very beginning of bomb and I I don't think formal action I think here right now is it's sufficient but we can look at and uh Chris just I'll say this again the regular meeting starting next month all work sessions probably a little weather dependent uh will include a tour of the construction site but we'll also we can we can go out there and check out that building and I started dreaming

about what we can do as well. We need to go over the cafeteria as well too. Well, I think you just >> we don't need to go back. >> In the out. >> Thank you very much. Appreciate all. >> Thank you. >> You too, Jacob. >> You welcome. >> I get a break this time. Get power. >> Oh my god. of best I
