002approve the January meeting minutes second those in favor aye aye those are passed the first item on the agenda for the show cause hearing is BBA 23001 appeal for 2111 White Street Ann Arbor Michigan is there someone here to speak on that uh variance come up and sign in and tell us a little bit about your appeal signed in I sent over an abbreviated kind of packet for this meeting but first off I want to thank you because this is not a standard meeting and I appreciate you fitting this in considering the importance of a project it's three units that were designed as walk-up you know neighborhood townhouses um they are designed as townhouses they are clinically defined as dwelling units um the walk-up has a small foyer with parking behind and a podium three-hour
003Precast 10-inch playing Podium that it sits on a thank you a little bit more so that Podium again it's a 10 inch Plank with a overpour which is three plus hours actually with a 12 inch and it sits on a 12 inch wall concrete wall grouted solid which is shown in plan I'm happy to pull these up or or present them but um pretty simple three three units beside each other to walk up the stair goes in the front and we could have classified this as mixed use separated was actually only a two hour a horizontal assembly and the vertical wall would be obviously permitted it's a lot easier to do a vertical separation than a horizontal um but open parking structures are required to be 1A as accepted by the 2018 code and 2021
004code um that allow for vertical offsets we now have a vertical offset which is was amended but the 2015 code doesn't really identify that under the mixed use separated if we went that route we the 1A construction requirement would require 1A plus 5B So the plan was to do a 5B structure and have a 1A clinical parking structure but um the discussion and plan review was that it needed to be one construction type so we decided to go back to Podium as IT addresses the um to be adopted code so have any questions there's a pretty simple I don't know if you it's hard to tell what you guys are looking at but there's a pretty simple but I understand what you're saying too when it would have had in the written appeal was that
005uh butcher compliant is um part of the 2018 code is that correct and 21 which was is uh we've summarized each comparison exactly pure section on this last sheet just including the 2015. 2018 and 21. I think that's a strong case for the appeal if it's going to be a future code Edition that it's uh sometimes yeah yeah so it's equally or good or what the future code is going to be here's what the uh and and under the mixture you separated it's equally or wait an hour better on a horizontal um the difference would be we'd have to fire suppress the parking structure which we could do that too it gives you an additional height and area it gives you additional height by doing the platform there that's the advantage of doing that or
006we don't need it it's we're under the 30 feet we're we're not asking for any extended areas increased areas are high now this has been approved by zoning there was a rear yard setback that's nothing to do with it okay thank you anything um a staff report on this um the property at 1211 White Street it's a mixed-use building consisting of S2 and R2 occupancy there are two units are proposed to be 5B construction with an nfpa-13r fire suppression system built over a type 1A Podium with three hour separation PS2 uses type 1A construction parking garage with nfpa-13 fire suppression system the proposed construction includes three hour vertical offset as part of the horizontal assembly making up the type 1A parking area the petitioner is requesting relief from section 510.2 of the 2015 Michigan building
007code no height or area increase is being requested the petitioner is presenting what they consider to be an equal or lesser form of construction staff has no opposition to this application being approved based on the more recent code language considered this design is acceptable and addressed in the 2018 International building code and the 2021 International building code and maintains maintains a three-hour continuous separation between buildings thank you any uh board questions for the applicant or the so sorry and the walls are built I assume the door is going to be a fire door three hour rated door uh Podium is continuous on the CMU wall it jogs around that and the podium continues over that so it is a continuous continuous Podium okay no no door requirement continuous vertical and we have a motion believe
