I'd like to call the order of the Harrison Township Zoning Board of Appeals meeting for May 14th together and if we could start with the Pledge of Allegiance. I pledge allegiance to the flag of the United States of America and to the republic for which it stands, one nation under God, indivisible, with liberty and justice for all. Okay. Good evening everybody. Good evening. If we could have a roll call vote, please. Elina absent, Ed Brickfield. Here. Mark Smith. Our chair, vice chair Smith. Here. Chair Dwyatt. Here. Jay Sandler. Here. Phil Marshall. Here. Oliver Komarowski. Here. All right. Um, next item on our agenda would be approval of our agenda. I'll make a motion to approve the agenda. I'll second. Any discussion? Hearing none, if we could have a roll call vote approving the agenda, please.
Ed Brickfield. >> Yes. Vice chair Smith. Yes. Jay Sandler. Yes. Phil. No. You guys are all alternates, right? Sorry. It's chair Dwyatt. Yes. And because we need an alternate tonight, though, it's Tony's not >> an alternate. Who's going to be the alternate? Go ahead, Phil. Oh, okay. Yeah. Okay. So, let me do that again. Well, who left? It's going to be Approval of the agenda. >> Agenda. Okay. Ed Brickfield. >> Yes. Vice chair Smith. >> Yes. Chair Dwyatt. Yes. Jay Sandler. Yes. Phil Marshall. Yes. Okay. All right. Um, item on our agenda would be approval of the April 9th, 2026 minutes. Motion to approve. I'll second. Any discussion? Changes? Hearing none, if we could have a roll call on the approval of the minutes. Ed Brickfield. >> Yes. Vice chair Smith. Yes. Chair Dwyatt. Yes.
Jay Sandler? Yes. Bill Marshall? Yes. Okay. Um next item on our agenda is our ZBA case number 26-1. Applicant is Robert and Bonnie George. Are you all present? Um property address is 2747 Ray Road. Parcel ID is 05.17.351.015. The zoning is suburban farms. The parcel size is 2 and 1/2 acres. Um the applicant is seeking a non-use dimensional variance for a 30 by 32 or a 960 square foot post frame accessory structure approximately 170.8 feet into and completely in the front yard. Structure begins 129.3 feet in front of the furthest point of the main building. The variance request is from the Township of Addison Code of Ordinances Appendix A, Zoning, Article 4, Section 4.21.2 .B. B reads an accessory building located in the R-E, S-E, or S-F district shall meet the minimum yard setback requirements
of the district in which the accessory building or structure is located and shall not be located in the front yard. Okay. That's the request you're asking for. Yep. Um and tonight's hearing is for our deliberation and voting on your request. Uh and when we do that, we usually ask the applicant if they would have anything else they want to tell the board about and or if the board has any questions of the applicant before we vote on it. I don't think we have any questions. >> No, I don't think so. No, cuz Tony came out, Mark came out, and Jay, so we kind of we were able to ask a lot of questions then. Um Uh let the let the record reflect that Tony has shown up for the meeting. Apologies. Apologies. I don't know
what happened. I don't know if >> [clears throat] >> Okay. So, Phil's off the hook and Tony's not here. Okay. Um but you have nothing to add to anything further to add. Okay. Um the board now, if they have any questions uh of the applicants, it's time to ask. Tony? Um when I viewed the property, and I understand what they're looking for and why. I don't have any questions. Ed, do you have anything? No, I've talked to George. I've looked at the property, the aerial views and everything, and I understand it's very difficult to go any further. You can't go through the back. You just can't do it. So, no other questions. Okay, Mark? No questions. Jake? No, I have no other questions. Phil or Oliver? No. I'm ready to make a motion if we
Okay. Go for it, Jake. Uh I make a motion that we approve the variance as requested uh on the basis that the uh after viewing the property, there are no other really logical places to put a building. Do you Do you have a question? Yeah, we had one question. Um I was considering bringing the height a little bit taller than it was. Cuz I had it I had it set up for 10 ft. I would like to go to 11. Just because my lights were going to be down below, and they they would probably get hit because they get hit in my other garage. I don't know what the height ordinance is without looking it up. It's like 35 ft. Oh, yeah. Yeah, I don't think I don't think you can exceed the height ordinance.
Your height is with the building official. We're just giving you a placement variance. Okay. No other variance, the height or anything else. That's the only question I had. But I don't I don't think 11 ft is a problem anyway. I don't know for sure, but you You to check with building. Anyway, continuing to the to the variance after viewing the property, the location that they're requesting to put it uh although you know requiring a variance, it is the only logical place on on the property without having to take down a lot of trees or putting a lot of fill dirt uh and it is still not an ideal spot for it. The spot they've selected that they want the variance for um is is really the the best place to put put the building and
it's not objectionable. So um my motion is that we approve the variance as requested. I'll second it. Any discussion on the motion? Any hearing? >> have one comment. Lola, did you get that motion down word for word? >> [laughter] >> No, that's the only >> Okay, that's not part of the motion or the minutes, I don't know. Um Uh okay, have no discussion on the motion. Um it's time for a roll call vote to approve. I I I yes vote is to approve the um variance and no is to oppose it. Roll call vote. Tony Spina? Yes. Vice Chair Speth? Yes. Chair Dewitt? Yes. Ed Brinkfield? >> Yes. James Sandler? Yes. And motion approved, your variance is uh is approved at this point. Um as requested. Um our job here is done. Now you go
to the building department and the other officials here and get your paperwork squared away. Thank you. They got to do some things first so it won't happen like tomorrow. Right. It'll be soon. Okay? All right. Thank you. So you're free to go if you want to or you can sit through the rest of our meeting. It's exciting. Is that it for us? >> [laughter] >> Thank you. What? Is that it for us, too? I was going to say not yet. Um So uh next on our agenda is the public forum where anybody in the audience um can approach the board. Um I the only person here is our camera crew. And a few zombies that you can't see. I guess there's no public forum tonight or any comments for it anyways. And our other business
would be any correspondence received by the board. I don't know of anything. Nope. Okay. Next one will be zoning board reports. No reports there. The planning commission liaison, Mark. Planning commission held meeting earlier this week and recommended approval of a zoning change request within the township. So that is the only matter that was before us at the moment other than we are hoping to begin a review of the master plan for the township soon. So that has to be done by statute every 5 years and we need to address that. And we have a new planner which we are very pleased about so that should help us with that process. Okay, great. Um nothing else. We would need a motion to adjourn. Okay, I'll make it. I'll second it. I'll third it. Um any discussion?
All All in favor say aye. Opposed? None. So the meeting is adjourned. Thanks for attending.
