Good to see you. Um so, just a quick update on the marketing the building for sale. Um, unfortunately, Paul Nelson uh has terminated uh the purchase uh of this building. Uh the good news is that he paid a tremendous amount of money uh to take us through a zone change. So now it is uh appropriately zoned uh for what we believe to be the highest best
006uh redevelopment use uh which would be for um apartments. And so it takes out all the guesswork for the next buyer uh or developer who uh comes along. uh almost 100% of anyone that has looked at purchasing this building for redevelopment uh has been looking to do uh condos, apartments um or multifamily as far as um as far as that goes. Um you know, we have been marketing the building for uh a little over a year. And so, you know, one of the things that, you know, I would ask the board tonight, um, to consider would be, uh, even though we were under contract for a lengthy amount of time, uh, you know, with Paul, uh, we've, you know, been marketing and showing it during that time. And the number one, uh, push back that
007we've gotten is, uh, the overall asking price. And so I guess the question for the board tonight would be um you know would you be open to or would you approve uh some sort of a price reduction um or do we want to uh you leave it at the current advertised price? >> So how many people do we currently have like like I know no one's on the hook or anything but how many people have we had described the last month or two since the other sales falling apart. Uh so so we've had um two different showings and then uh we have one gentleman Randy Hayer who's um an architect uh in town in buildings. Um he looked at it uh previously with a couple different buyers uh didn't give us an offer when we
008went under contract with Paul uh but he has resurfaced and and has uh some interest. Um, so couple showins and and one educator is so good. >> And I just wanted to give the board some clarification too that since this building has already been surplus technically uh the superintendent does have the right while keeping us informed to to make decisions about or or to sign and and take action on like the reducing of the price. Um it doesn't require any additional board action. That's why it's as a discussion and not as an action. So just to give the board some more context for that. >> Make sure we cleared that through uh felt Martin. >> We did. We discussed that. >> They just said that there's no need to ever go back to the board.
009That's not that I would go renegade and just start doing things online. I won't. Uh I'll work with the board on everything, but just so you guys know, we wouldn't have to wait for an action item down the road or anything like that. uh if if uh we we want to look at something, we can certainly have those discussions and I can act on those without an action item. Britney, >> in your opinion, what would you think that the price should be at on this building? >> Uh George Warmer and myself, we we would recommend a price reduction to $995,000. um you know, it's when buyers uh search the market for properties, they they typically have different search filters. And so the fact that we're currently asking a little over a million
010dollars um versus a price reduction to somewhere under a million dollars and and at least a minimum of you know kind of a you know 5 to 10% price reduction is usually recommended just so that it's significant enough to potentially bring in um you know new potential buyers to the market. Um anytime we do a price reduction we do a couple things. uh we send it back out to um all previous parties that have that have looked at the property. Um there's a lot of websites that automatically update previous buyers that have clicked on and downloaded information that there's been a price update and then of course we send it out to all the commercial brokers and lot of multi-family buyers and investors um in town. So anytime we do a price reduction it kind
011of gives us opportunity to uh reintroduce it into the market. Um and then obviously, you know, we're going to be highlighting uh that uh we did have the zone change on which uh it takes a significant amount of time and cost and so I think buyers out there, you know, we'll be excited to see that. >> That's pretty good. >> Comp competition that we're up against within >> Not not necessarily. um you know there's there's no direct competition outside of um you know another redevelopment project and so when any developer runs their numbers you know they look at a project and they say okay am I going to get a better return if I buy an existing building and redevelop it or if I buy a piece of land um and build from the ground
012up. you know, some of the things that Paul found when he was looking at this building is, you know, there is asbestos, you know, in the building. There's a cost to uh um mediate that and take care of it. Um along with just you're working inside of the confines of, you know, general zoning. And so um by reducing the price, I think it just gives a developer um you know, potentially an opportunity to Yes, Renee. >> Um, well, it I mean, I think our use of this building, obviously, we knew it was coming to an end and now it has ended and it's just going to keep costing us money. Um, as well as sitting empty. We all know what's going to happen. um as far as probably vandalism and that kind of thing just
013because no one's going to be here on a daily basis. And so um I mean I I'm in favor of the price reduction and having Matt work through um whatever that looks like so that we aren't sitting on this building for another year, two year. I mean to have an end to this because it's just going to cost us money and it's not going to be useful to us again, right? we do have to ensure it uh which we currently are. Obviously, there's, you know, there's a potentiality for damage and whether it's frozen pipes and Wayne and I have talked about and told you guys that we're going to do our best to winterize it and and keep vandalism to a minimum, meaning we're going to look at how do we how do we prevent
014people from entering the building and things like that. Obviously, if anyone does vandalize it and we find out who it is, we'll press charges and go do everything we need to do. Um, but we're going to do our best to to, you know, but it will cost us some money. We're not going to heat it, as you can all tell. Um, right now we'd already have the boilers on, you know, because it's in the 50s in this building and we would have the boilers on already and we're just not going to run those boilers. Yes, Britney cost Paul to do the at least remediation on this. >> Um I don't have those numbers in front of me, but it was a big number,000. >> Oh, no, no, no, no, no. Way more than that. >>

016for less I have no idea >> it's it's a significant cost and so obviously this is a great building they just don't build buildings you know like this anymore just the amount of brick and concrete things like that so um from a ROI perspective, you know, a developer getting a return on their investment, they would want to they most likely want to keep the building and then do what Paul was planning on doing it to make it work. And you know the two the two functions that go into that is going to be um you know what are what are their construction costs going to be and then you know isn't part of that something that they can actually do themselves or would they be like Paul would have to hire it out when you
017know Paul was she's great contractors to work with the numbers just just weren't working for him and so um you know the one thing that the one power that we do have is you know potential price reduction so that we can work to find a price to where it will work for a developer to purchase, >> right? Do you think that price reduction is going to generate more engagement from our typical buyers and even kind of force an offer >> or do you think it's just to get it back out and just have them all spin around us again? So, I know Britney, as you know, uh the higher the price, the longer, you know, the longer it takes to sell, you know, the lower the price, um the more quickly that properties sell. Um
018any property is a good buy, you know, at the right price. And so I think it's important for the board to have an in internal discussion to say um you know is it more important that we have you know an incremental price you know reduction in order to make sure that we try to get or to make sure that we don't leave money on the table. Um, or is it more important because of what it costs to school for insurance and other things uh to immediately go to potentially a lower price than 995,000? Um, it's George's my belief that if you start at, you know, 9.95, it's it's an incremental price reduction where you ensure that you don't leave money on the table. Um, but it really all depends on what the board decides and
019what your motivations are. >> What wasn't it like $66,000 or something a year for the just around 70? >> Yeah, >> but that that included heating, right? So, if we take out >> but still >> but it's going to be tens of thousands still to maintain this building even empty. I mean, I know we're going to either we're going to leave some money on the table either way just because we're either going to eat the overage because we're going to have to, you know, maintain enough to it or price reduced it to the top, >> right?

I believe George and I had sent it to, uh, Chris and Matt. um you know everything from the Bessos reports to um you know there's obviously been his own change to allow multifamily and then even there's been preliminary science that you know we've all seen uh so it's something to where any buyer comes to us uh is going to save you know cost of due diligence um and then also they're
021going to save a lot of time because the zone change process um you know is a lengthy process And usually the number one determinant of a buyer wants to know if they can get the zone changed to use it for multifamily. We've taken that guesswork out of it. Um and are very thankful to Paul uh who had paid for, you know, this entire process to set us up there. So um offers coming in moving forward, um we would expect them to have a shorter due diligence time and a shorter closing time overall. Any other thoughts from the board? And then I've gotten a couple in the past couple years that are just random thoughts that don't even have punctuation sometimes or just these paragraphs upon paragraphs of beefs they've had over the years. We know in season practice is not going to happen as best we can on Wednesdays. Having that
091gym availability with Wednesday is tough. Um but I we always tell our coaches they can decide what they can do. Um, Sundays, Sundays, our gyms are full of open gyms. And that's um our our high school gym from 9:00 a.m. to 8:00 p.m. on most Sundays is full of it's it's tough just having offseason training during the school year for our kids just because of one the availability of coaches and two the availability of space. Having the two new gyms does help immensely, but it is just just tough. >> Yes, Rene. Because if a student is committed to a um youth group or whatever on a Wednesday night that we've already said we're going to protect that that student not be under reprimanded or under the disciplinary action that we have in our act activities handbook because then they'd be missing practice. They shouldn't have to make that choice. I guess that's my um our district has committed to Wednesday nights being for families to either family night or that's their opportunity to do church activities and I think it's important that we protect that as best we can. um you know that yeah there are things like a
093game that we have to reschedule because playoffs are coming up and there's no other I mean that's different than I guess I that's totally different than a regularly scheduled practice that we're continually doing during Wednesday. I mean those are two separate things. Um, so but I do would appreciate the board notification when we've had to when we have to do that cuz just so that because those are the things that we hear about and people make phone calls and we're like it'd just be easy to be like, "Yep, we know it's because of this. It's our only option." End of story. And people are pretty understanding of that. Sundays. I would prefer we didn't do open gyms before 2 in the afternoon just to allow for families again to have that time. I know that
094gym space is an issue, but we have two more gyms this year, so we should be able to accommodate some of that stuff. Um, I know that coaches have availability, too, but I think making our families and our kids choose between the two is not right. Um, I guess that's my feeling. And I do actually like the idea about it a little bit more protection on a Sunday also. I do agree with that. And I don't know how that works logistically with the I do think the gyms like you say take a lot of pressure off that. You don't need the high school gym open that whole time because you have four gyms in town now that could be utilized all at once instead of one back to back to back to back. So, two times a month you're going to practice on grass cuz I think family night is that important that I think I would have I I would I would say no to something like that. And I would say let's practice on grass. It's just the way it is for a few weeks. Um, you know, I don't I don't like concerts on Wednesday nights. Uh, because
101those are co-curricular. And now how do you pick between, you know, now now that's kind of part of my grade and that's my performance. And now, can I pick to go to my youth group? The answer is no. You need to go to your concert, which is why the concert needs to be Tuesday or Monday or Thursday or something. And also with the understanding that is an optional item. And then um I and I will tell you this too. I at our church there's a significant number of kids in Park City and they do not respect Wednesday night and those kids do not get to participate basically ever during the school year in any youth related activities and it's really hard on them. They they have a hard time with not being able to because their expectation is that if you aren't there you are going to have reduced playing time and that kind of thing. So, I really appreciate
106and respect that this district has such a strong feeling toward it. Um, and has their priorities straight like that. And so, they really appreciated the thought that the district put in um to the buildings. So, I think it bodess well for us as we talk about potentially another bond in May that the people that were there hopefully were some dissenters and detractors of the original bond and saw the fruit of this labor and were impressed by it. >> Comments and just overheard, you know, the posters that were out that, you know, was on time, on budget, you know, 30% less >> under cost and stuff like that. Um, so I added to the agenda the 2025 delegate assembly booklet and it's a daunting booklet at
12285 pages, but once you get into it, it's like, okay, break this down. Um so MEL is this week in Helena and delegate assembly will be on Thursday morning and that is where um the member districts of MTSBA meet to address the agenda I guess per se for the next legislative session. And the um the main items that are in that booklet are the three resolutions that will be discussed and voted on by the delegates. The delegate assembly is made up of of the board of MTSBA which there's a representative from each of the 11 regions in the state and then the seven biggest doubleA districts have
123representation. Each one of those individuals have three delegates along with them. So there is a total of up to 74 delegates that can meet. Um they have to have a quorum of at least 23 to proceed with business. So that's what we're hoping for on Thursday. within the booklet, those three resolutions. Um, the biggest one being MTSBA's board has presented their gap analysis agenda for the interim period leading up to the next legislative session and the legislature. So that could be of interest to me. Um, basically what it does is builds on their previous agenda when they go to the board. Basically funding and the things that are important. It's laid out in the document. Um, they've asked that we review it in case boards have comments that they want delegates to bring forward at
124the meeting on Thursday. So hopefully you took an opportunity to kind of glance at the booklet at least. Um the other two resolutions, one came from Missoula. It was just kind of um another segue off of the gap analysis. Um Missoula is asking for MTSBA to work on more funding for technology and health and safety and at risk students. And then Bosezeman also has a resolution that they're presenting to build also off the gap analysis, but what they are proposing is to re-imagine the system for funding schools. So it's um kind of interesting stuff. Nothing way out of the norm of what they've been doing though. But, um, if you haven't had an opportunity to look at it at all before tonight and you do get a chance to in the next couple of days
