or or heat of the uh uh lighting on the uh property. Uh tree removal calculations will be uh prepared and submitted to the township engineer. That the uh a landscaping plan prepared by a landscaper will be submitted to the township engineer and planner. uh in coordination with the adjoining property owner that there will be some consultation uh with the property owner. Not that the property owner has veto power over the landscaping plan, but that he uh should be consulted. Are are there any other conditions that were highlighted that I should just point out to make sure there's no confusion? He I think he agreed to the the height associated with the actual uh entrance into the garage. I believe that was going to be added. Correct. I think that was something you mentioned that wasn't

on the current plans that you were going to revise. >> The the dimension wasn't shown on the plan. That'll be part of the like resol resolution compliance plans. I >> think the bicycle rack they said they would relocate. >> Um anything else? All right. And all those conditions are acceptable. Correct. [laughter] >> Yes, they are. >> Okay. All right. So, if the board is inclined to grant this application, what you're granting is preliminary and final site plan approval with two design waiverss that have been discussed, which is for the fence height and for the off streetet loading space. Any other questions or comments from the board? >> I think obviously one of the main things is the landscaping and making sure that our neighbors are protected during construction and uh the fact that trees and

privacy were taken away. That that clearly is going to be taken care of the best we can and uh make sure everybody's happy there. Any other comments? No. All right. Based on uh everything that we just agreed, meeting all the stipulations, I'll make a motion to approve. >> Second. >> Get a second. >> Any discussion? >> Any further discussion? >> No. Roll call. >> Mayor Albanese. >> Yes. >> Mr. >> Yes. >> Councilman Meniti. >> Yes. Mr. Triola, >> yes. >> Mr. Steinberg, >> yes. >> Mr. Gronowski, >> yes. >> Mr. Gersonner, >> yes. >> Mr. Cecil, >> yes. >> Application approved. >> One more thing. >> All right. This is uh Mr. Richie. Yeah. We have a master plan and consistency review. Consistency review of proposed ordinance 25-32 entitled an ordinance amending chapter 195

part 3 article 23 22 23 sorry put my glasses on sections 195-123.2 entitled requirements of residential accessory uses of structures and article 38 section 195-210 entitled swimming pools. >> Uh Mr. Chairman, I reviewed ordinance 2532 that the changes to the zoning code are are largely minor in nature. Um they're they're associated with this the size of sheds. U the location of gazeos and and and swimming pools. And this level of detail is not indicated in the municipal master plan. And based on that um and my review of the municipal master plan that there would be no inconsistencies with the master plan associated with this ordinance change and um I think it's pretty straight and clear and straightforward in this regard for this ordinance. Any questions or comments in regards to Mr. Mr. Richie statements? Yes,

you guys, you probably all well, you all received the resolution, so everyone had a chance to review it. >> Okay, >> I just want to jump in for two seconds. Uh, this is something that's been coming up more and more uh throughout the zoning board uh or zoning requests. So, it just makes it easier for the residents, you know, giving them a, you know, clear indication of where the sheds could be, including pergolas um and gazeos in that definition. So it's it's clear and then the inconsistencies that we had to um you know pull requirements in two separate spaces. So this just clears up a lot of things for the um residents. >> Okay. >> So I'll make a motion to approve the >> motion. Second. >> Second. >> All right. Roll call. >> Mayor

Alanise. >> Yes. >> Mr. Albert. Yes, >> Councilman Mini. >> Yes, >> Mr. Triayola. >> Yes, >> Mr. Steinberg. >> Yes, >> Mr. Granowski. >> Yes, >> Mr. Gersner. >> Yes, >> Mr. Cecil. >> Yes. >> Public session. Motion to open up the meeting to the public. >> Motion. >> Second. Seeing that no one is coming forward, going to close the public meeting. Motion to close the public meeting. >> Motion. >> Second. >> All right. Any new business? Okay. >> Old business. All right. Next meeting, December 4th. Meeting adjourned.
