Yeah, we're ready. All right. Good evening. I want to welcome you and call to order the meeting of the Gunnar Independent School District Board of Trustees. Let the record show that there is a quorum of board members present. Uh absence, Gabe Johnson and Gary Harris. Furthermore, let the record show that this meeting has been duly posted in accordance with the Texas Open Meetings Act, Texas Government Code Chapter 551. Any comments? I don't think we probably have any. Nobody has signed up for public comments. >> Okay, >> we'll go to the next. >> We have one action item tonight and that action item we're going to uh let John step up here and uh from Corgan, he's going to show us what we've been working on for the last several months. We've been busy uh looking

at the the restroom renovations. As I've told you, there's six restrooms in the high school area and all six of them were outdated, functional, many broken things. uh just just not in a good situation at all. So, redesign them, add a couple of functional family restroom spaces and uh and get all commercial instead of residential fixtures, all that's going to be included. What you see, you'll also see the uh the admin building. We decided that uh the oldest building we have, which is also very sentimental. There's some nostalgia in this town from people I've talked to. So keeping it and making sure we have a forever use for it is pretty important. And so what we've decided is to make that our admin building. The park that's currently vacant, we've decided to redesign and repurpose

and create an admin space. And we'll slowly over the years grow into that building. And there are even some plans to extend a building and build it out should we need to one day. And so tonight we're going to look at the restrooms and we're going to look at the admin renovations that we're going to do starting in May and expect to be done by January. >> Okay. >> Go on. >> All right. Thank you for having us. It's uh we've been working really hard recently on uh getting at this program and kind of fine-tuning everything and getting it ready for permitting. Uh where we are right now and Gallagher can speak to this here in a little while. Um we're we've turned in everything to the city of Gunner to get our permits. We

feel like the the restrooms for the high school, that's the one that's most critical right now because we have to hit the ground running pretty quickly to get that done by August. So, we've separated the two permit requests and so that way anything on the admin won't slow the rest of work down. But, um we've uh I've also got Andy Sen here with me. She's our interior design project manager. She's really going to be walking you through the plans and walking you through some of the finishes and renderings and everything. And uh so, um then shortly I'll turn it over to her. real quick. Um, if you'll go to the site plan, I think it's three or four sides up for that one. Um, really there's not a whole lot we're doing on the exterior

except for getting rid of this long uh walkway cover that's here on the east side of the building. And then we're going to give it a new a new presence from Oak Street with a parking area that's going to be concrete paved that we'll be bringing to you next month. But there'll be some new building signage on the front and kind of giving the building a new identity as the administration building for Gunner ISD. So, um, a few little things like housekeeping. We're going to be trying to screen the air conditioner units with some fence slats, things like that, just to kind of give it a face look, uh, without too much overhaul. Um, if you go over to the floor plan, I'm going to turn it over to Angie and let her walk you

through the different spaces. And, uh, >> we also have this one printed out just like we're on, right? The the one on the one on the right is the demo plan that shows the current configuration, all the walls are taking out and everything. And then the rendered plan on the left, the way the new floor plan. >> So, I'm Angie Sman. Thank you for having us. And I'm going to be looking at the plan on the left side. So, the the two doors that you see on the right of the plan, the double doors, that is what is on the side of of the building that we're looking at. So we'll we'll talk about it as we enter from the bottom double doors. >> Yes. On the on the right. So this area will be

the office space. That is the not public space. So we've separated the colors of these plans by workspace in yellow and public space in blue. So we'll start on the the workspace. As you can see, you walk in and there's a secretary reception area to your right, which will be very similar to this building. And uh we will have the visitors go in here to talk to the secretary. And then we have the superintendent's office off of that space, which we will show you a furniture plan. Um it has a conference table and a desk. Um, and then to the left of the secretary reception desk is a a nice break room and work room combination. So, you can have um a a sink in the same location there is currently a sink. So, we're

trying to reuse plumbing where we can >> and we're leaving the restroom as is um there in the middle. >> We are then going down on the bottom of the plan. We have a group of offices and some of them will be housed with fixed up with furniture day one. Some of them will be empty. So I'll show you that when we get to the plan um for the furniture. And then if you go up this corridor on the left which separates the least space to your space, we have a new set of restrooms. And we have moved the sinks inside of the restrooms. We thought that was an important change. So, we are using the water that is currently out in the corridor for the existing sinks. We'll use that for a water fountain

in the hallway. And then you'll see in a minute we've got a rendering of this space of this corridor and we have display cases going down that whole hallway. And then as we go up to the top, we'll look at the blue spaces. We've got the the boardroom and that is currently two classrooms as you can see on the right. So we've just taken out one wall and we're able to make that boardroom space. Across the hall we've taken another classroom, two classrooms and we've made professional development and the board conference room. Any questions on the plan? >> Seems very logical. >> Great. So we'll go to the next slide which is a rendering of the boardroom. So this is that top space which is currently two classrooms. The windows on the the plan are

existing. That's how it is today. >> And the board dis is on the right side of the the room. So we can make it a long space for audience members to um face the front and that the logo on the back wall is a placeholder. I know you're working on redesigning that, but we will have a plaque on the wall behind the board members. And uh all the furniture in this room is flexible. And then we have TV displays on the walls. >> Those TVs are not flat mounted like you see in here. They're they're slanted to the right so people in the audience can easily see what it is we're presenting up front. >> And I do want to mention on the dis there's going to be built-in screens, one for every two board

members. So you'll see what's being displayed right there next to where you're writing and what you're seeing. >> Okay. >> It'll also be uh microphones in front of every board member and myself and and whenever we push the button, it'll be live and we push it'll it'll mute and so that way whenever you're speaking, we don't have to pass a microphone around. Yeah. But everybody can still hear you all the way to the very back. >> Mhm. >> We're getting we're getting fancy. >> That's right. >> We are getting >> uh how many how many will it see? >> We're thinking right at about 100 people. We're getting 100 chairs. Um it'll be tight if we fit for 100. And if we fit it for 100 because we're expecting a lot of people, we'll also

probably need to move that desk out where we have the executive sit. We'll have to pull that out or push it over to the side. But um >> yeah, we can we can fit quite a few in there. >> That's that's a meaningful number, >> right? And I think that uh if we don't skip a January recognition again like we did in February, we'll never have that large of a crowd or at least not for a long time. We won't have that large of a crowd, right? >> We normally have um or will we account for like a podium for public comments and such? Is that >> Yes. Uh it's not shown in the rendering but we are planning for it to be there in the middle similar to this. >> It'll have audio. >>

Yeah, that was really my question. The audio >> it'll also have video so they can put a presentation plug it in present but then we'll have override access up front so if we need to we can the times out or whatever we can stop them. >> Yeah. What's the ceiling height in these areas and is it going to be any different in any particular area? all going to be the same throughout this whole project. >> It's all the same. I believe they're at 9 ft. >> Um they may be 10 ft in the corridors, but then the existing classrooms are going to be the office spaces. They're 9 ft. >> We're just going to use the existing drop ceilings to save cost. Doesn't look as nice as office space, but it does save a ton

of money and we can put a lot of our our cabling through up there. >> Re I mean, it'll all be retiled though, right? I imagine. New tiles. >> Yes. New ceiling tiles. >> Ceiling tiles. Yes. >> Any other questions on the boardroom? >> Um, yeah, I had other ones. Hang on. >> Okay. >> So, when so like in a typical day when the public comes in um and Stacy, where are they? I see two receptions. >> That's great question. So the main reception there by the boardroom, Stacy will have access control at her desk for that door. If people do come to that door, um those people that if they're coming to see Dr. Enos or Stacy or see somebody in the admin office, they will come, they'll know to come to that that

door, right? If it's if they're coming to a board meeting or some other event like in the training room or what's or whatnot, they will be coming into that main door. But Stacey has access control at her desk for that or there will be somebody sitting at that desk >> and she'll have a camera or whatever. Okay. Yeah, >> cuz the parking's over here. >> Yeah, the parking over here. So, there's a sidewalk or something that goes around there currently. >> Correct. >> And we'll keep using the Vicata system we're using everywhere else. So, they'll be able to push a button on the door and then we'll be able to see who they are and we can buzz them in >> and until we get a receptionist. We're building for the future as well. So,

we have five workspaces that will start off empty, including that receptionist. And as we grow out the district, and we talked about that, we do the growth at the campus level first and then as we get that where it needs to be, then we can support them with staff over here and they'll have office space they can move into. >> The um reception area up at the top, the wall between the reception area and the boardroom, is that the solid wall or is that glass or >> It's solid. between the reception and the boardroom is solid, but then behind the receptionist between the corridor and reception is glass. >> Okay. >> So then if somebody comes in, if Stacy's working down here and somebody comes to the other door by the parking lot, which I

think naturally people would want to. So we'll have to have some sort of signage, right? >> Right. >> Yes. >> To say, you know, okay. And then so would she just buzz them and say, "Hey, walk around the corner or whatever." >> Or she can unlock the door from her desk as well >> and then she would just have to go meet him up there. Mhm. >> Whoever it is they're there to see, we'll go, we'll get a call. She'll say, "Come on in. Wait right there. We'll have chairs right in that area." >> Okay. Then you can walk up and go get >> We're going to let whoever it is there to see, Heather, Phil, me, whoever. We'll walk up there and get them. Got it. That way we have unless it's somebody's work

in the district or let's say one of you show up or one of our contractors we know well, we have a meeting with them. Okay. You can come on in and she has the ability to buzz them through both doors or just the first one >> depending on who it is. And we'll have two of those systems. One Heidi will have and one uh Stacy will have initially. Eventually it'll be Stacy and our receptionist who have those. >> Yeah. >> Because the receptionist gets up then they can take the tablet wherever they go and they can still have control of it. >> Oh, really? >> Same thing we have at all the campuses. >> Nice. >> It is really cool. >> That's really handy. >> Yeah. >> So, let's say somebody goes on lunch like

I'm going to go leave for lunch for a little bit. Well, here you're on the doors and we can just pass it around to whoever's in the building. >> The offices down in the bottom, you said right now they're not not all going to be used. Is that correct? Right. >> Okay. So, they'll be finished out and painted and correct completed. >> All of the office spaces will be finished out and painted except for furniture. We have some staff that want to use their existing furniture still. And I've said until we finish the building, I'm okay not changing all the furniture right now. Yeah. >> Again, uh they want to use what they have. It's usable. Let's use it for now. The offices that are empty right now, >> we're getting furniture for >> So,

we're getting furniture for the four empty spaces plus my office currently and some waiting room and the boardroom. >> Mhm. >> The professional development room and the executive conference room. Those are all getting furniture and we'll see that here in a minute. the ones that she skips over and says there's nothing in here, it's because Alice wants to keep hers, Heidi wants to keep hers, Stacy wants to keep hers. So, I think four different offices will start look they'll look empty, but it's the furniture they currently have. >> It'll get transit moved over, >> sir. Get move it'll get moved over. >> Yes, sir. We'll move it over there. We'll put it in and get it all set up the way it is here. >> And then whenever we finish out the building, the all

the furniture we pick it is very standard, standard color, standard type, standard brand. when we're hoping to match the whole thing as we build out. >> Yeah. >> But at that point, we'll say, "Hey, your furniture's got to go. >> We're going to go ahead and match up the whole building, >> right? >> Anything on the exterior need to be changed or the are those windows that you're showing there? Those are existing." >> Those are all existing. >> Okay. >> Those are existing like this. We're adding in some building signage on the outside as well as like a display to be able to post the board agenda on the outside of the building and just doing some housekeeping stuff, repair, screening of air conditioning units, things like that just to give it a facelift. >>

We we also are um exchanging out glass, lots of glass >> because that was an option that we had since we were well under budget. We know that the glass we currently have was it's it's dated and it would just look a lot stronger to replace it. It would last a lot longer. >> The exterior glass >> all the way around the exterior glass. >> Oh, you're doing all the way around the building. >> No, just our portion. >> Oh, just our windows anywhere else. >> There's not. >> No, I mean things like that's it. >> It's I think it's a really nice plan. I think it's really well laid out. >> Yeah. >> And you were I mean you were you there's not a whole lot you could do. You're kind of stuck with

this >> for the most part, but I think it's really well laid out. Do you I mean you've been working >> I agree. There was a few things I'd love to have done that we couldn't do just because of the structure of the building. >> But this is for now. Eventually some of these spaces will will change purposes >> and as we grow out we might even need to repurpose where the where the board room is and everything. So, but uh it it's going to be great for the next four to 6 years >> at least, maybe even longer. >> Looks really nice. Okay. The floor, is the floor the same throughout the building or does the reception area have a different floor? >> The reception has the same floor and but the offices and

the boardroom have carpet. The other spaces have this vinyl flooring. >> So, that's reception. >> Yes. >> So, that's reception. And where what else would have that? The office. hallways. >> All the hallways have >> and then the break room and the work room as well. >> Got it. >> And they also have the the carpet. >> Yes. >> You're going to love the color schemes when she goes through them all. You're going to like how they all match together. And they we started off and we had completely different not completely, a lot of different colors and going through it after a couple hours. We picked warmer colors and colors we felt like would really match >> uh and then also be durable and not get stained and dirty and >> Sure. >> Yeah. So,

we took all that into uh >> practical >> into account and Shelley was able to come in that day and work with us and help us pick out some >> I was gonna say Shel, you were on that, right? >> They didn't ask me. >> Well, you want it, too? >> No, they didn't. Oh, they didn't ask you. Okay. I was like, not the tile there. That's the bathroom, I'm guessing. Or >> So, we have I'll just walk you through. >> You guys put a lot of effort into this. I'd love to see it. >> Yes. Yes. So this is the restroom wall tile. It will go in the high school restrooms as well. So we're double double updating. >> These are the same finishes we did in the new locker room restrooms and some

of the other renovations of the high school. >> So like vertical >> pattern. Yes. And then this is the restroom floors in the admin and high school. >> I put them on the screen too as you're looking. I put them on the material board. >> They're good, too. >> Okay. >> Oh, I'm sorry. I >> They're good. This is great. Uh we've got mill work. So the when get to the break room, >> you're a good straight man. >> Just kidding. Uh the countertops will be a nice white marble look. It's a laminate. And the cabinets will be a gray on this nice warm floor. So we thought that was a good combo. >> Yeah. >> And this tile right here is a backsplash tile in the break room. That's it. You can see that

right there in that bedroom. >> Ain't that cool? >> That's great. >> I love that. >> Yes, it's so open. And you can see the work room. >> Looks like my house in the back. So, it'll be a nice space for >> I love that little desk right there. >> The break room. >> The island. I really like that. >> Oh, good. >> That's cool. >> Got some open shelving. >> Yeah. Nice. >> Love that. >> It's going be a nice little flexible space there. >> That's great. Oh, that's the hallway. >> Display cabinets. >> Oh, yes. And behind the water fountains is a tile. >> So, it's a nice little accent, but neutral. >> Yeah. >> Keeping everything neutral. >> Yep. >> Okay. >> Yeah. Recessed that. So, it looks professional there. >> Yes.

>> What was I? >> Some of the door openings are the same. Are they going to be even the old doors? Are they going to be replacing the doors as well? >> Yes. And they nice warm tone. >> Okay. Oh, that's the door. >> Yes, this is the door. And this is all the furniture. You'll see in a minute. >> They all go really nice together. >> And they're timeless. That's what I like about it. It's timeless. We're not buying stuff that >> super trendy. >> Seven or eight years from now, we're looking at it going, "Oh man, this is no longer a thing." >> But >> I'm excited. I think it looks great. >> I was excited to see this. >> Let's go back and see if we missed anything that we want to

cover. >> Okay. That one. We did that. We did this. That's me. >> Oh, and then that's the high school. >> Oh, okay. The restroom renovations. >> Oh, yeah. >> So, we can talk about that real quick. >> Y >> um what you have on your screen is the restrooms we're adding family restrooms to. So, when you walk in the front doors, you go into that commons area and it's on the left and the right side before you go to the cafeteria, >> the ones for the gym. And all the other restrooms were just doing finishes, new finishes and fixtures, things like that. But these are the ones that are actually getting remodeled because they were really inefficient the way they're laid out. They have a lot of wasted space. They're really awkward. So, uh,

especially in the men's restroom, we're taking over that janitor space and being able to create a family restroom, relay the fixtures out to where it's a little bit more circulation friendly, get a few more fixtures in there and then taking out some of the wasted space in the female side and adding a family restroom as well. >> Yeah, they've only been there a while. >> We can tell. Yeah, I kept saying we got to get rid of the two and a half urinals because it was only a half because you're like >> I think it's a great layout. What I like is the two family restrooms is while we have students there, we can lock them and nobody has to use them. But whenever we have events coming, we can open them up. They'll both

have changing tables in them. >> They'll both be nice for people to >> to take their little ones into and not have to >> That's good >> to go the big bathrooms. >> I think those bathrooms were there whenever we used to have a open courtyard going back to the the fieldhouse, right? All that commons area used to just be a big open. >> You came through the front, you came all that that entryway into the that used to just be a building. Then you went out the back and it was a courtyard >> that went to the gym which set out away from >> I didn't know. >> It does always feel like it's outside. So >> it does. So, and they ended up taking off the front of the outside of the gym.

They took the front off of it and tied it all into the commons area, but I don't I don't think they did anything with the bathrooms other than maybe slap some paint on it, but >> we needed to >> Oh, yeah. Yeah. Yeah. Know, definitely. >> Wow. That's crazy. >> Little history there. >> That's great. >> Oops. >> Okay, so now we can talk about the furniture in the admin building. As you see, um we'll start at the reception at the top. So, we have some soft seating there for the guests who come in or who are waiting for um someone to come get them. >> And then on the right of the plan, we've got a layout of the boardroom. >> And below that is the board conference room. We have a round table

with eight chairs. >> Nice. Mhm. >> And we were able to get a little credenza in there as well under the TV. >> Okay. >> To the south of that we have the superintendent's office. That conference table seats eight plus the desk chair is nine. We have um just a a very standard desk. There's a wardrobe so we can hang up a coat >> and then there's a bookcase that's floating in the room. So, you can move that separate. >> Next, uh below that is the reception, which looks empty on the plan because we're taking all Stacy's furniture over. >> Um but we are adding some guest seating there as well. >> Oh, and they did say they wanted chairs. >> They uh were like, "Yes, we'll keep all of our furniture, but we want

the chairs." >> So, that's that's happening. >> And then you will see at which offices on the south side are being um furnished. >> Okay. >> And it's a very nice simple furniture design with a desk and a credenza and a bookcase so you can rearrange as needed. >> Cool. >> And above that we show you a view of the professional development training furniture. Those tables are flip top, so you can flip them down and roll them to the side if you need to re use that room for a different purpose. And we have two of those tables and four of those chairs in the boardroom. So you can rearrange as needed. >> Y >> I got a question. So, that room right there, since I don't know how often that's going to be used,

if we ever had overflow, I don't know how the AV is set up, but if we ever have overflow in the uh boardroom, could that room be used as another sort of an extension or auxiliary room so people could sit there and if there were a couple of TVs on the wall, they could watch it or they could see what's going on. >> I don't see any reason why we can't because we're live streaming >> the video and audio. They may not see the presentation without some other setup, but I can guarantee they can see the live stream of the the interactions we all have, >> maybe not see the the screen. >> That may be kind of I mean, just a thought might be kind of useful if we did ever have any overflow.

They could push those, like you said, flip the tables up, push them up against the wall, set some chairs up, and at least they're still in the same building and not >> great idea. >> Very nice. >> I kind of went through the plan quickly. Is there anything you want to focus in on? >> Let's talk about entry to the the church real quick so we can all be on the same page with that. Make sure that you're what what I've envisioned is is okay with you. >> Um these are glass doors right here on the north side and then on the south side here. The southside goes into our other office space we have right now for Nicole and for the GIF foundation and for Phil and all those offices are right behind there.

>> Okay, >> behind this door right here. This one over here leads right into the church. And the church needs to have access in case of a fire to this door right here. So there will be a sign on it that says if you push it open it will make a noise and it will. So if they open this up it's going to buzz real loud. When they shut it'll stop. We're doing that so that we can keep because we they have to keep it open all the time in case they have to use it, but we don't want people running through our offices all the time either if we're not there. >> And so that's the idea there. And the other side here, this one won't have that because we don't need it. There's

another door for the church to that shuts and locks and they won't have access to that side just like they currently do not. >> I guess I didn't realize there was some other offices to >> Yeah. And we can walk and I'll show you. It's part of a next it'll be there might be another phase of renovations before we do the whole building. We have a middle section there that uh we don't have to relocate everybody in that area to this new space or somewhere else before we can do that. >> It used to be three classrooms and Ron has by himself made like eight classroom eight offices out of those three classrooms. the hallway going down the middle. It's pretty it's pretty pretty good till he's done with it. >> Okay. >> Nice. Any

questions, comments? >> I think it's going to be a nice space. >> Look completely different than what it looks like right now. >> Faux emerald green >> on the access from the church. I know like this door here is locked all the time unless we buzz someone in. Is are there like state laws that we're having to like what's the state law? Because somebody could just go in the church that's open all the time or >> No, they can't get in it from this side. They can't go into the church and from the church they'll only be able to come through it with a buzzer going off. >> Right. So, what I'm saying is, are there any laws that say that we have to keep that door locked because because I know these doors are

locked. Is that a law or is that just something we just do? >> Well, for security for like y'all that from the admin side, for the church's security, you keep that locked. There's nothing that dictates that. But for fire egress, for building code, people have to be able like on Sundays if nobody's in the admin building, they have to be able to get out. >> Yeah, makes sense, right? But are we going like are there any laws like does the admin building have to be locked down? I guess that's my question because since that the church is open, you know, whatever 9 to5, right? And then on Sundays, people could walk through there even though it buzzes. >> They could. >> That's right. So is are we is are we breaking any like state laws

that say our admin building has to be completely locked? >> No, we have all of our files. Every one of these these offices lock and all this they'll all have a a key. They can lock their office when they leave. We'll have a a master key that we can use to get into them all, of course, but they'll all have locks >> instead of buzzers and and spending all the money on the keypads and to get in. So, what we've decided to do is just keep cost low and every one of the offices locked. >> Okay? >> And so, they'll all have a key to their office. >> And so, the ones that have any files that they need to make sure are are secured will lock their individual offices. The worst they could do

is go through there and use the restrooms. Maybe uh maybe if we have it open one of the common spaces like the boardroom where the professional development rooms should be have left it open accidentally they may be able to walk through those but uh they wouldn't be able to to run through the office space. >> You know how like I mean all of our schools have to be locked down, right? >> Correct. Because they have students. >> That's right. That's I guess that's that's the that's requirement assume the same needed the same level of >> Exactly. That's what I was trying to get because students in there. That's right. >> Yeah. Thankfully, no it doesn't have to. >> Okay. Okay, cool. Makes sense. >> And all of this can be yours for the low low

price. >> Great. >> What's the timeline? What is it? >> The admin will be complete in December. Um the restrooms will be done in August for this part of the school year. But uh we're we're ger our construction as soon as we get our permits processing approved. Got it. address. >> We are going to need to come back with some pricing. I want to talk about this real fast. You see everything on your price sheet. Uh we went out to bid. They can speak to this specifically if you have details that I don't cover. We had everything get multiple bids that needed them. A few of the smaller items didn't, but it was okay because the pricing we got was was uh within reason and we felt like it was fair. And so, uh, we

we are only waiting on bidding for concrete excavation work for the for the whole, uh, parking lot there on the north side. And we're also waiting, we changed the some of the technology AV components last minute the other day. And when we did that, we're having to wait for the the company that was awarded the bid has to come back and say, "Okay, those extra components, and we got rid of one or two things. Here's the price difference. So, you'll see those two things on May 18th. We'll come back at that regularly scheduled board meeting and get permission and get approval of the parking lot. >> Okay. >> Excavation and and concrete and the uh and the AD and technology, >> okay, >> parts. Everything else is here. And what really needs to get done

right away is the in time pressing is that the restrooms. They're going to want to start those as soon as week. >> Yeah, >> we're we're going to have four restrooms still available to students, but two of them will be closed down and get started. >> We don't anticipate any per issues. >> We've already got permitting um >> for some of it done. That's why they separated it. And we are waiting on permitting still for >> still waiting on both of them, but separating the restroom won't be an issue because there's no life safety egress anything like that that they just finishes. But if we talked to the city today, would they say anything about permitting? Mr. Clunch? >> Uh, he just said he he didn't have on top of his head uh know um

exactly what all the the parameters for the permitting stuff was, >> but he saw them. He knows he has them and we're ready to process. >> The city's willing, and I should mention this so we're all on the same page. The city said they're willing to start waving uh permitting fees, all their permitting fees that they have. So it won't increase costs at all as a uh as a first step towards working together as we're building out. They all need things too like sometimes they might have meetings that are over capacity. Yeah. >> And they might need to use our spaces for something. >> Sure. >> And so us waving fees that we would normally charge people in exchange for them waving fees that we would normally have. >> We feel like it'd be good

for both of us just to go ahead and start working together. >> That's what they said. >> That's a great idea. >> Great idea. So that's what we're going to start doing so we can take each take a step towards that is some of these now the the fees that we have that are passed through by them like there's some surveying fees and civil engineer fees and things that they have to pay >> and they're they're having to pay we're going to pay those through them of course but but any of their own fees they're they're willing to get rid of and remove entirely >> on uh on the parking lot. How generally how big do you think the parking lot is? It's a good question. From where the Gaga ball pit is, okay, >>

which is just past on the east side here all the way to the west to right where the the basketball court ends >> where it ends, not where it begins, >> and all the way north to the road. And it'll have it's supposed to have two entrances. It's too much for that space right now, but we're supposed to have two. >> So, we're going to have those two for now. Okay. >> And um eventually as we build out the parking lot, we'll go >> keep going. It's going to keep being extended all the way over as far as we need to. >> Okay. Oh, that's good. >> Close to 25,000 square feet. >> And how many cars is that? >> Yeah. >> Don't know, but we can find out. We can do that for you.

>> How many spaces? Yeah. I was just I mean, how does the space I'm sure there's, you know, whatever codes that have to match up like the number of people that are in the building for an event or not for an event for a board meeting versus how many spaces we have available. I'm sure there's some ratio that you guys have to >> Right. and we've got the dimensions for the spots and we try to lay it out where it's basically like a horseshoe like you're in one drive and then out the other and then all your parking spaces are head in along that and we're waiting on TMP to get us that parking layout for us to review. We're hoping to have that by the end of this week tomorrow and so once we

have that we'll be able to discuss with them and revise anything that we need to on that layout. >> It's a good detail. U keep in mind that when we'll fill it up the church is typically empty unless it's a Wednesday. So we can have overflow on theirs and I've already told them as we build out our parking lot whenever you need it on Sunday or whatever >> is available. You you could have your people parked there. Let's let's share the space. >> So uh whenever we do have a larger than normal crowd, there will be overflow over there and then of course over here. >> Yeah, that's right. That's right. >> Is there a code on parking like for uh you know is the city going to come back and say well you've only

got 80 spaces, you need 100 because of the capacity of the building. Now the only stipulation we'll be faced with is the number of accessible parking spaces which will and we'll that won't be a >> cool >> I did mean to ask are there any city codes where we have to have so many green things in the parking lot or anything like that or can we have >> not that we came across no and uh because we don't I mean >> basically we're just doing a flat slab we're not doing the curved islands or anything like that and so we didn't have any stipulations that were requiring us to do that Perfect. >> Makes sense. Okay. Good. Those are good. >> We cut costs where we could, but we had quality and everything we did.

So, I feel like uh it will outlast us here. The stuff we do will be uh will be very important to the the future of our growth uh no matter what we use the spaces for. >> Did you mention HBAC? Is that going? >> It is. So, it was one of the options we had. And the HBAC is one of the the units I believe uh is still in the in the green, but most of them are all slated, need to be replaced soon. And Mr. Clunch, when I asked him about it, he said, "Yes, this is the time to go ahead and get that done because we've been >> we're we're duct taping all over with HBAC." And so, those ones right there, if we could take care of it, not have to worry

about that, uh, that'd be better. I think it was 10 units, mini split units that are added to it. And so that would be uh part of the scope of this. >> Okay. Nice. Excellent. >> And then what's the final the damage? We had a budget of 3 million for the admin and 1.2 for the restrooms and they are under budget right now. um we did not have anything for technology and they came back and said no we need $45,000 worth of stuff for technology because we're putting people in these offices and we don't you know we have 5 to 8y old laptops to put in there and they're not really working. So let's go ahead and uh make an investment. So we have 14 different office space units with technology added to that uh

than what we did have whenever I spoke to a couple of you about the number. So you'll see it's closer to the number now. $4,80,312 which is $119,688 below budget >> but this also has inund $150,000 worth of contingencies built in. There's quite a bit in case we have to do any changes along the way. >> Nice. >> I do apologize. I do have furniture pricing but it's not there. So we can go over it next meeting if you'd like. >> I thought it was in here as 150,000. >> Oh, so >> there's a line item. >> Thank you. I didn't know they put it in there. >> There's a line item that says 150. Is that right? >> Yes. That is more than enough. >> She was getting ready to make this really different.

>> Yeah. So, I went through there was no question. F. You'll see up here 3100 furniture, fixtures, equipment. >> Perfect. >> 150. >> Thank you. >> And most of these things are at the max dollar. And so, you'll see a lot of them will will actually save money and it won't be this much. Cool. >> And correct me if I'm wrong in I believe also even though we are approving the concrete next month, there is concrete included in this. So there's not going to be a huge adjustment to that. >> There's an estimated price. Is that correct? >> Yeah, they they estimated the material, the amount of material they would need and the stabilization, things like that. It's just those fine details that they want to double check when we get the absolute drawing. So

that will be hope that'll be a minimal adjustment. Hopefully >> go down. Yeah, I mean I introduc I cannot introduce myself but I'm from Gallagher. So I was the one who estimated the project. So this is from me putting together the budget. >> His name is Nathan by the way. >> That's what I'm here for. >> Unless you don't like it. If you don't like it, it's red. >> There you go. You go buy red. Um, but yeah, just for me to get it off my chest, too. We put in these budget numbers obviously according to what we've been given. Um, so everything's accounted for uh even with the AV technology, excavation, and concrete. So then May 18th, we get the drawings, we send them out, uh, we get those official numbers. Uh, we'll plug

those in. We'll keep you guys contact um as far as where things are between us and Dr. Enos and then May 18th we can come back to get those officially approved. I think the big reason for today too is we want to get those restrooms done um you know in a timely manner. Um and so that's kind of the not the rush but the let's get going April 30th so we can get these contractors and then come back later to get the rest. I have one question about the estimate. Corgan is going to pay TMP for the civil engineering work for our parking lot and there was going to be a another fee that you all pay specifically to them that I saw something about it. You said it would be part of your fees.

Is that included in here already? >> So the what they will pay them but then get reimbured by the district just for them. Now all of our other consult is that in here yet is my question. that I do not know. >> I think it was $75,000 from what I saw. >> If it's in there, then that's covered. >> Well, I don't know if it's in there. I just know what I saw in an email a couple weeks ago. >> TMP is >> Yeah. So, it's not in here. >> Okay. We'll get with it roof recovering, but TMP on that. >> It does say >> what is it? >> Included above. So maybe it is in that number. >> Oh, good. >> Does that number look more than you, John? >> All right. >> So

perhaps it is in there. >> I just know that I saw an email, John. I think you sent it to me. It said TND will be in our fee, but here's what they're charging us. >> Yeah, I believe the the 213. I would think that would include them. I'll go back and double check. >> Just let me know. I'm curious because I don't if if we have that hanging out there, that's mostly what we have left over. I just don't want to be either way. We have to pay it, but I want to make sure that we know if we're even on budget or if we're we're starting in >> for sure. >> Yeah, I would that would cover that would include RED and uh TNP, but I'll double check. >> We agree. >> And

I did not explain uh kind of what this packet consisted of, but you got your recommendation letter. We've got obviously the the bid uh proposal and then the last couple pages are all the contractors that submitted. >> So you can look at their numbers and just kind of see where they came in. That's all public information. Um there's obviously can be questions on why didn't you go with the low number, right? Um and I totally understand that. Uh what Gallagher's job is is to go and have interviews with uh the ones who are in the running and then we outed out who's potentially missing scope or uh get them to give us what the the apples to apples cost will be with other contractors and then we make a recommendation based off of what we've

went through. So that's what's happened is with all this bid tab that you see I've scoped out went had interviews uh you know over video conference calls with every trade and then recommendation based off of what I've seen. Um, you guys have the ability to um spend the money how you want to, but that's what we're doing. >> Y as a the district, we did rule out at least one potential um contractor. We had a couple of issues with them in the past. We just said, "Hey, if we have another viable option," and we did, let's go ahead and use somebody else other than this one. >> And and so other than that, it was uh it was all followed by what he just said. So on that the flip side of that coin is

is there do we do anything I would love to see our district do things to support local business as much as possible. Um, I know you guys probably have partnerships and people that you've worked with in the past. So, it's who you're going to recommend. And that's great. >> Yeah. >> But I would love to see our district, you know, just be as much as possible try to use >> and we're a small town community obviously, so that we just don't have all of those, especially in the commercial side. >> Yeah. >> But if we ever have that opportunity, I would love to start using more local people. >> Yeah. With uh with every job that Gallagher works with districts on, we always uh share a spreadsheet to say, "Give us any local contractors that

you want to be included in." Um so therefore, we give them the opportunity. Now, with Gallagher, we do have a strenuous process of they have to be bondable. Um they have to meet certain requirements. Won't let certain contractors. So, we have that whole process. >> Okay. And >> I mean, I just had contractor in another district say, "Hey, we want to go $20,000 more for the local contractor because we have room in the budget. We know them. They live in the same city, so we had the ability to do that." >> So, that's always an option. Um, I don't know locally as far as contractors. >> I don't either. >> I think we used I I see a couple local people we did we did select. >> Okay, good. >> Yeah, they're not the big

ones, but they're sure, >> you know, supplemental stuff. anything we can do. I mean, if they're if they live here and their kids go to school here and want to support their parents as much as possible. >> I see two. >> All right. Okay. Uh, so that's their whole presentation, I believe. Do you have anything more? Okay. Any questions at all? >> They've been very >> once we get permitted, you'll start seeing things moving. Uh I don't have currently anything planned as like a uh anything to to announce what we're doing. Um for the the restrooms, it's just needed. Everybody knows it's necessary needed. We don't really need a show for that. And for the admin building, we should not do that. >> Yeah. >> It's just not not wise. >> So, >> yep. That's

the That's the job. And we're going to have it done by August for the restrooms and December or January for the admin building. >> Cannot wait. >> Awesome. >> We're going to have flag pole in front of the admin building. >> We certainly can. We have one right down the back if we do it. We'll just move the one we currently have cuz it's just fine. >> Be cool. >> Add that to the >> It'll get a new address, too, in case you're wondering. Like the uh the building itself right now, the the front of it, it doesn't look like the front, but the front of it actually road over here, right? >> And so we'll get it over on that side. And >> you know what another school district did? I thought was super

cool with their flag poles, they have um of course US state, but then they have another flag pole that has a flag that they change out and there's a number on the flag that for the number of state championships. >> Huh. >> In the school district >> total, not just for total, >> right? For every total of state championships. >> That's all in. I think that's super cool. >> We can make that happen on Mr. Fox. >> I think we can make that happen. I think that'd be awesome. >> Maybe put GT on top and then that underneath it. >> Yeah. >> And then it just it just changes out. >> Yeah. >> Kind of fun. >> Something else is we have um we have a communications team that's working together to to standardize our

colors and our logos and everything. And so we'll start meeting on that soon. One of the things we got out of it already is a sample seal. And that's the the artwork that'll be behind us on this >> behind the dasis >> will be a seal. And I think I showed you it already. You did. >> Everything that's put on it. Lacy Burgle did the the work for us already. And it's it's amazing already. Maybe we'll keep it. Maybe we'll make some changes. But uh you'll like it because it shows sports. It shows academics. It shows character. It has symbolism for parents working with teachers and students, all three of us together. So that's awesome. >> I think we'll like that. And uh maybe maybe we can have something like that out there too. >>

Are we doing what type of fencing are we doing? >> The fencing is just going to be regular chain link. I think it's black chain slats. >> Yeah. Slats in. And that's going to go right around the AC units. >> Okay. Okay. >> You did say that. >> And just so they're not so unsightly, I think we'll get some trees out of there and >> pull back. And >> all the fencing around here is going to get taken down. Okay. >> Okay. Good. This will be an open field. >> I know there's not many units out a little bit. >> Take down the back stop. The back stop will be gone. The one fence that may remain is the one against this parking lot right here. Just this one right here. Just so people don't

drive right up and start driving around into the Oh, >> it may. I don't know. We'll see. And then uh the all the playground equipment. I don't know if I told you. We're going to take it out carefully and hopefully not damage it. We're going to move it all the way to the west end and set it in the in the grass and that way the church can reinstall it if they want to >> cuz we'll still have all that grass over there for many years. They can put it anywhere over there. And >> good idea. >> Okay. >> And the fence around their section probably will stay up just so that way they have a little bit more security whenever they do have children out there. >> We don't need to pull that up

yet. Let's just leave it. >> Makes sense. >> Nice. Great. >> Well, that's everything I have. >> Awesome, Mr. President. >> All right. >> To you. >> Consider approval of total sheet and prime contractor for the construction of GISD improvement projects. Is there a motion to approve the total sheet and prime contractors for the construction of the Gunnar ISD improvement project? >> Second. >> All right. Any more discussion? >> All in favor say I. I >> any oppose. All right. >> Very nice. Nothing else. We will journ the meeting at 5:49. >> Sweet. >> Thank you. >> Yeah. Thank you. Good presentation. >> Really excited. >> Yeah. >> Anything on this or you got it all? >> I have it all. >> Okay. Perfect. >> Probably the biggest project. >> I'll get back to her

tomorrow and we'll have Thank you so much. >> Awesome. That's exciting. >> You really want that? You can take it home. >> We talked about these tables. >> These are vintage. >> I know, right? I do like that they go up. >> That's helpful. >> You're supposed to figure out which button to push. >> Yes. >> Right. >> This is a refurbished mans.
